What this is

RexMont's own monthly read on 19 Washington vacation-rental markets, built from data the brokerage licenses rather than from a third-party revenue estimate. For each market: active residential inventory, the share of that inventory being marketed as a short-term rental, trailing-twelve-month closed sales and their median, RentCast's median sale price and days on market with month-over-month and year-over-year change, and the Department of Revenue's lodging-tax receipts for the jurisdiction, 2025 versus 2024.

Every short-term rental listing arrives with a revenue projection and every buyer wants to know whether the market behind it is heating or cooling. RexMont built this report to answer that with numbers no seller controls: what is for sale, how it is being marketed, what closed and for how much, how long it took, and how much lodging tax the town actually collected. We refresh it on the second of each month and keep every snapshot, so the series becomes more useful with time.

How to read it."STR-marketed share" is RexMont's own signal: the share of active NWMLS residential listings whose public remarks sell the home as a short-term or vacation rental. It measures how much of a market's for-sale inventory is being pitched to investors, not how many homes hold permits. Median sale price, days on market and inventory come from RentCast sale statistics blended across each market's ZIP codes; month-over-month and year-over-year deltas use RentCast's own history. Deltas marked "soon" appear as our monthly snapshots accumulate. Medians on small samples move a lot; read the sale count next to them.

Lodging-tax receipts are the Washington Department of Revenue's distributions of the state-shared 2% transient rental tax to each city or county for calendar 2025 versus 2024 (source). Because the tax is a fixed share of taxable lodging sales under 30 nights, the year-over-year change tracks total short-stay lodging revenue in that jurisdiction, hotels and short-term rentals together. Cities report their own receipts; the county figure is the unincorporated area.

Seattle and the Eastside, for comparison

The Department of Revenue's transient rental tax receipts also cover the home markets. In calendar 2025: King County −0.9% year over year; Bellevue +3.2% year over year. Seattle's receipts flow through King County and the convention-center lines rather than a separate city row in the DOR tables. Methodology

RentCast sale statistics by ZIP (listing-weighted blend across each market's ZIPs, 13-month history) plus NWMLS listing data via RealtyFeed: active residential listings and trailing-12-month closed sales whose public remarks market the home as a short-term or vacation rental. Medians are unweighted; STR-marketed share is a RexMont-defined signal, not a count of licensed rentals.

STR-marketed classification.A listing counts when its NWMLS public remarks contain phrases that market the home as a short-term or vacation rental: short-term rental, STR, Airbnb, VRBO, nightly rental, vacation rental, turnkey furnished or fully furnished, rental history, future bookings and similar. Generic investor language such as "rental income" or "investment opportunity" is excluded so long-term-rental marketing does not inflate the share. The classifier is applied identically to active and closed listings, so the two shares are comparable.

Lodging-tax receipts.Washington distributes a state-shared 2% transient rental tax to the city or county where short-stay lodging is sold. Because the rate is fixed, the year-over-year change in receipts tracks taxable lodging revenue under 30 nights in that jurisdiction, hotels and short-term rentals together. Figures are the Department of Revenue's published calendar-year tables (source). A city row is the city; a county row is the unincorporated area.

Limits.Medians on small samples move a lot; read the sale count next to them. RentCast statistics are ZIP-based and blended by listing count across each market's ZIPs, so lakefront and in-town homes are averaged together. The STR-marketed share measures marketing, not permits; a market can have many licensed rentals and few listings pitching them. None of this is an appraisal of any property or a projection of rental income.

Roadmap.Planned additions as the series matures: National Park Service visitation for the Rainier, Olympic and North Cascades gateways, Washington State Ferries route ridership for the island markets, county permit counts against caps where counties publish them (Chelan County does, quarterly), and the Census Bureau's seasonal-home share by place.

Where does RexMont's short-term rental market data come from?

Three sources. Median sale price, price per square foot, days on market and inventory history come from RentCast market statistics for each market's ZIP codes. Lodging-tax receipts are the Washington Department of Revenue's annual distributions of the state-shared transient rental tax by city and county.

What is the STR-marketed share?

The percentage of active NWMLS residential listings in a market whose remarks market the property as a short-term rental (Airbnb, VRBO, nightly rental, vacation rental, turnkey furnished and similar phrases). It measures how much of the for-sale inventory is being pitched to investors. It is not a count of permitted or operating rentals.

Why not use a rental-analytics revenue estimate?

Projected nightly revenue is the number sellers most often inflate and buyers most often over-trust. RexMont publishes what the market is actually doing: what is listed, what sold and for how much, how long it took, and how much lodging tax the jurisdiction collected. Revenue is verified per property from the seller's payout reports and Department of Revenue returns during due diligence.

How often is the report updated?

The NWMLS snapshot and RentCast statistics refresh on the second day of each month. Month-over-month and year-over-year changes for the STR-marketed share appear as RexMont's monthly snapshots accumulate; price, inventory and days-on-market trends use RentCast's own history from the first refresh. Lodging-tax receipts update each August when the Department of Revenue publishes the prior calendar year.
