- How much does a referring agent earn?
- 25% of the first year's management fees on every door the referred owner signs under a RexMont management agreement. On a $3,400-a-month home on the 8% plan that is about $800 per door. It is a share of fees RexMont collects, so there is no cap per agent and no limit on the number of doors.
- When and how is the referral fee paid?
- At month 12 of the management agreement, once the first year's fees are collected. RexMont's own agents are paid through the brokerage. Agents at other firms are paid broker-to-broker: the designated brokers sign NWMLS Form 11 (the referral agreement) when the owner signs, and RexMont pays the referring brokerage, which pays its agent. Washington requires licensed-to-licensed payment through the firms (RCW 18.85.301), so no fee is ever paid to an agent directly.
- Will RexMont list my client's home when they decide to sell?
- Not without you. That is the written promise of the program: the referring agent stays the agent of record for the eventual sale. When a referred owner tells us they are ready to sell, we introduce them back to you. RexMont never lists a referred owner's home without the referring agent.
- I am a RexMont owner or tenant. What do I receive?
- A $100 credit for every owner you introduce who completes a consultation with a RexMont property manager: a statement credit for owners, a rent credit for tenants. It is paid on the consultation, whether or not the owner signs. Owners who introduce three consultations in a year also get the Fair Exit Guarantee extended for life on their own account.
- Why is the owner and tenant credit paid on the consultation, not on signing?
- Washington law. Under RCW 18.85.151(8) an unlicensed person may be paid for a referral only when the payment is not contingent on the firm earning its fee. A credit that depended on the owner signing would be a share of our fee, which only a licensed agent can receive. So the credit is a flat $100, earned when the consultation happens.
- What do professional partners receive?
- Value in kind, never cash, for the same statutory reason: the monthly city rent report and landlord-law updates for their clients, a co-branded guide on renting out a home, a seat at the quarterly partner breakfast, and reciprocal introductions from RexMont's owner base when a client of ours needs a lender, a CPA, an attorney, a contractor or an insurance agent.
- What happens after I refer an owner?
- You have a written acknowledgment inside four minutes. A RexMont property manager calls the owner inside 30 minutes during business hours (within two hours on weekends), mentions you by name, and books the consultation. The owner gets a rent read and a written proposal the same day. You hear the outcome at signing and, for agents, again at month 12 with the payment.
- Which properties qualify?
- Long-term residential rentals (single-family homes, townhomes, condos and small multifamily) in the nine Washington counties RexMont manages: King, Snohomish, Pierce, Kittitas, Skagit, Chelan, Mason, Thurston and Kitsap. Short-term rentals are handled by a separate team and are not part of this program. The owner must be new to RexMont Property Management; the full exclusions are in the program terms.
