The split, stated plainly
40% to you on buyer sides. 35% to you on seller sides. The brokerage keeps the rest because it supplies the leads, the callers, the tooling and the coaching. It is a lower percentage than a traditional shop, and a different business: you are not paying for your own leads or spending your week finding them. Run your numbers below before you decide anything.

Which track should I apply to?
Associate Agent if you are in pre-licensing school, newly licensed, or licensed with a handful of closings. Partner Agent if you closed sides in the last twelve months. Signature Agent if you are experienced and handle luxury and large volume. Each track has its own page; if you are unsure, apply on this page and Adriano places you on the call.
Do I need a Washington real estate license to apply?
Licensed brokers and managing brokers can start as soon as the paperwork clears. If you are in pre-licensing school or not licensed yet, apply anyway — the conversation covers timing, and Adriano decides case by case.
What does a 40/35 split mean in dollars?
40% of the commission on a buyer side and 35% on a seller side goes to you; the brokerage keeps the rest because it supplies the leads and the tooling. The calculator on this page puts your own sides, average price and current split next to the RexMont numbers, including how many extra sides a year it takes to break even.
Where do the leads come from?
The brokerage database, inbound calls from Google Business Profile and rexmont.com, listing alerts and saved searches on the site, and three AI callers (Allie, Alex and Jordan) that qualify and set appointments. Agents receive appointments and qualified conversations, not a list of cold names.
What happens after I apply?
