Five steps, in the order you experience them. Each one ends with something in writing, so you always know what was decided, why, and what comes next.
The diagnosis, at your home
We start at the house, not in an office. I walk every room, the roof line, the yard and the street, and I ask what the home has to do for you: the date you need to be out, the number you need to clear, the reason you are moving.
Within a few days you have a written condition and pricing analysis: what the home is worth as it stands, what it is worth after specific preparation, and what comparable homes actually did this year in NWMLS data, including days on market, sale-to-list ratio, and where price cuts happened.
No online estimate produces that document, and neither does a walk-through with a brochure. It is a diagnosis, and it is yours whether or not you hire me.
The written plan, approved once
The diagnosis becomes one plan on paper: the prep list with costs, staging included, the launch sequence, the list price, and the dates. You read it, we adjust it together, and you approve it once. From that point the plan runs, and every change to it is written and approved the same way.
One line inside the plan covers payment: you write no checks before closing. Preparation and staging are carried to closing through a pay-at-close vendor, within the program's cap and eligibility. It is a detail of the plan, not the reason to choose it.
RexMont Concierge runs the preparation
The plan's prep list goes to RexMont Concierge, my team's managed preparation service. They gather quotes from a vetted vendor bench (painters, handymen, cleaners, landscapers, our stager), set the schedule, enforce it, handle access, and time the photography and launch to the finish date.
Jennifer, my transaction administrator, owns the timeline and sends you a written check-in every Tuesday and Thursday until the home is ready. You do nothing else. If a vendor slips, that is my team's problem to solve, not yours.
Launch, then a written report every Monday
The home goes live on the planned date at the planned price, using the brokerage method my team runs at launch: pricing to the micro-market, staged presentation, relocation and international reach, targeted digital exposure, and a controlled offer window when more than one buyer arrives.
Every Monday you get a written report: showings, buyer feedback, what moved in the market that week, and what happens next. If the market moves, the plan is revised in writing and you approve the revision before anything changes. You are never guessing what your agent is doing.

I have worked the Seattle and Eastside market since 2005, through the 2008 correction, the tech-driven run-up, the rate shock of 2022, and the tight-supply market we are in now. During the downturn I priced distressed property month after month for institutional asset managers who audited every comp, and that discipline is still how I price a listing today. I founded RexMont Real Estate in Bellevue and built a team around one conviction: outcomes come from preparation, pricing and negotiation, not from market conditions.

It happens at your home. Adriano walks the property inside and out, asks about your timing and the number you need to clear, and leaves with what he needs to write the condition and pricing analysis: value as-is, value after specific prep, and what comparable homes did this year in NWMLS data. The written analysis arrives within a few days and is yours whether or not you list with him.
What does the written listing plan contain?

Four things, in writing: the showings that happened, the feedback buyers and their agents gave, what moved in your micro-market that week (new competing listings, pendings, price changes), and what happens next. It arrives every Monday for as long as the home is on the market.
What happens if the market moves after launch?
The plan is revised in writing. Adriano sets out what changed, what he recommends (a price move, a change in exposure, a different offer date), and what it means for your net, and you approve the revision before anything changes. Nothing is adjusted by phone call or text.
