RexMont Property Management
Landlord referral program terms
The complete terms of “Rent it, then sell it with you”: who earns what, how and when it is paid, the agent-of-record promise, and what is excluded. Written in full so nobody has to ask.
Version 1.0, effective October 20, 2026. Program overview and referral form: rexmont.com/refer-a-landlord.
1. The program
- The RexMont Landlord Referral Program ("the program") rewards people who introduce an owner of a long-term residential rental to RexMont Property Management, a service line of RexMont Real Estate (Washington DOL Firm Lic. #21220, "RexMont"). The program has three lanes: licensed real estate agents (RexMont's own and agents at other firms), current RexMont property management clients and tenants, and professional partners.
- A referral is made through rexmont.com/refer-a-landlord, by text or call to (425) 217-5630, or by email to pm@rexmont.com, and must name the referrer and the owner with a phone number or an email for the owner. RexMont records the referral in its CRM at the time of receipt; the record is the evidence of who referred whom and when.
- A referral is credited to the first person who introduces a given owner for a given property. If two people refer the same owner for the same property, the earlier record is credited. An owner who contacts RexMont on their own before a referral is received is not a referred owner.
2. Licensed agents: the 25% share
- A licensed real estate broker or managing broker (Washington or another state) who refers an owner earns 25% of the management fees RexMont actually collects from that owner during the first twelve months of each management agreement the owner signs for a referred property. The share applies to the monthly management fee only. Tenant-placement fees, lease-renewal fees, inspection fees, pass-through vendor costs and any other charge are not included.
- Illustration: a home that rents for $3,400 a month on RexMont's 8% plan produces $3,264 in management fees over twelve months; the referral share is $816, about $800 per door. The actual amount is 25% of what was collected, which rises or falls with the rent and the plan the owner chooses.
- Every door counts. An owner who signs three properties produces three shares. There is no limit on the number of referred owners or doors per agent.
- Timing. The share is paid within 30 days after the twelfth full month of each management agreement, once the first year's fees are collected. If the owner's agreement ends before month twelve, 25% of the management fees collected up to the termination date is paid within 30 days of the termination, provided the agreement ran at least ninety days.
- How it is paid. Washington law requires that a referral fee be paid licensed-to-licensed and through the firms (RCW 18.85.301). For a RexMont agent the share is paid through RexMont's brokerage under the agent's independent-contractor agreement. For an agent at another firm the share is paid broker-to-broker: the designated brokers of RexMont and of the referring firm sign NWMLS Form 11 (Referral Agreement) at the time the owner signs the management agreement, RexMont pays the referring firm, and the referring firm pays its agent. RexMont does not pay any agent directly, and a share cannot be assigned to an unlicensed person.
- The agent must hold an active licence at the time of the referral and at the time of payment. A share earned while licensed and payable after the licence lapses is paid to the former brokerage under the Form 11 on file, or, for a RexMont agent, under the independent-contractor agreement, and is otherwise forfeited.
3. The agent-of-record promise
- RexMont never lists a referred owner's home for sale without the referring agent. When a referred owner tells RexMont they intend to sell a referred property, RexMont introduces the owner back to the referring agent and does not solicit or accept the listing on its own account. For a RexMont agent this means the referring agent is the listing agent of record. For an agent at another firm this means the listing is theirs; RexMont will co-list only at the referring agent's written invitation.
- The promise follows the property for as long as it is under RexMont management and for twelve months after the management agreement ends. It applies to RexMont's own conduct; it is not a representation about what the owner will do, and it does not create an agency relationship between the owner and the referring agent (that is the agent's own agreement with the owner).
- If the referring agent has left the business, declines the listing in writing, or cannot be reached after three documented attempts over fourteen days, RexMont may take the listing and pays the referring agent's firm a referral fee on it under NWMLS Form 11 at a rate the two designated brokers agree in writing before the listing is taken.
- Under the Fair Exit Guarantee an owner who signs a listing agreement to sell through RexMont's brokerage may end the management agreement early at no penalty; under this program that listing is the referring agent's. The guarantee and the promise work together, not against each other.
4. Owners and tenants: the $100 credit
- A current RexMont property management client, or a tenant in a RexMont-managed home, who introduces an owner earns a $100 credit for every introduced owner who completes a consultation with a RexMont property manager. For an owner the credit is applied to the next monthly owner statement; for a tenant it is applied to the next month's rent. The credit posts within 30 days of the consultation.
- The credit is paid whether or not the introduced owner signs. Washington law (RCW 18.85.151(8)) allows a real estate firm to compensate an unlicensed person for a referral only when the compensation is not contingent on the firm earning a fee. That is why the credit is a flat amount earned on the consultation, and why it is never a share of RexMont's fees. No part of the program may be read as a commission or a fee split to an unlicensed person.
- A consultation is a scheduled call or visit, at least fifteen minutes, that the introduced owner completes with a RexMont property manager about a specific property in RexMont's service area. A voicemail, a text exchange, or a call the owner ends before the property is discussed is not a consultation.
- Owners who introduce three owners who complete consultations within any twelve-month period receive the Fair Exit Guarantee extended for the life of their management relationship with RexMont (month-to-month with 30 days' notice and no termination fee from the date of the third consultation, including any remaining initial term).
- Credits are not cash and are not transferable. An owner or tenant whose relationship with RexMont ends before a credit posts forfeits the credit. Credits totalling $600 or more in a calendar year are reported as required by the IRS.
5. Professional partners: value in kind
- Lenders, accountants, attorneys, relocation and HR professionals, contractors, remodelers, insurance agents and similar professionals who introduce owners receive benefits in kind: the monthly city rent report and landlord-law updates for their clients, a co-branded guide on renting out a home, the quarterly partner breakfast, and reciprocal introductions from RexMont's owner base when a client of ours needs their service.
- No cash, credit, gift card or other thing of monetary value is paid to a professional partner for a referral. Washington law does not permit a real estate firm to pay an unlicensed person a referral fee contingent on the firm's fee, and RexMont does not pay flat referral fees to businesses. A partner who also holds an active real estate licence may elect the licensed-agent lane instead, in which case section 2 applies.
- Reciprocal introductions are made at RexMont's discretion when a client of ours asks for a recommendation and the partner's service fits; they are never required of any owner and they do not involve any payment or exclusive arrangement. Settlement-service partners (lenders, title, escrow) are introduced under RESPA; nothing of value is exchanged for those introductions in either direction.
6. Service standard
- Every referral is acknowledged to the referrer in writing within four minutes of receipt, every day of the week.
- A RexMont property manager calls the introduced owner within 30 minutes of receipt between 9 AM and 6 PM Pacific on weekdays, within two hours on weekends, and by 9:30 AM the next morning for referrals received overnight. The call names the referrer.
- The referrer is told the outcome: when the owner signs, when the owner declines, and, for agents, at month twelve with the payment. The referrer is not told the owner's rent, fees, financial details or tenant information; those belong to the owner.
7. Exclusions
- Properties outside RexMont's service area: King, Snohomish, Pierce, Kittitas, Skagit, Chelan, Mason, Thurston and Kitsap Counties, Washington.
- Short-term and furnished rentals (stays under 30 days), which RexMont's short-term rental team quotes separately; commercial property; and properties RexMont declines to manage (uninhabitable condition, owners who decline the required landlord insurance, owners who require the right to select tenants themselves, or any property RexMont cannot manage lawfully).
- Owners who are already RexMont property management clients, who have an open property management inquiry with RexMont, or who had a consultation with RexMont Property Management within the ninety days before the referral. Re-signing a former client who left within the prior twelve months.
- Self-referrals: an owner cannot refer themselves, their spouse or domestic partner, a co-owner of the same property, or an entity they control. A RexMont employee (other than a licensed RexMont agent under section 2) and members of their household are not eligible for the owner, tenant or partner lanes.
- Placement-only engagements (tenant placement with no ongoing management) earn no agent share, because there are no management fees. They do count as a completed consultation for the $100 credit.
- Referrals obtained by misrepresentation, by paying or promising anything to the owner, by telemarketing or mass solicitation, or in breach of the referrer's own obligations (an owner's existing management agreement, a tenant's lease, an employer's policy) are void.
8. Fair housing and conduct
- RexMont accepts a referral on the property and the owner's situation only. RexMont does not ask for, record or act on any preference about who the tenant should be, and a referral that carries such a preference is declined. Every RexMont-managed home is leased under written screening criteria applied in order of completed application, in accordance with the federal Fair Housing Act, the Washington Law Against Discrimination (RCW 49.60) and local ordinances including Seattle's first-in-time rule.
- Referrers describe the program accurately, never represent themselves as RexMont, never quote RexMont's rents or fees on RexMont's behalf, and make no promise about rent, timing or outcome. RexMont's plans, fees and guarantees are published at rexmont.com/property-management and rexmont.com/property-management-guarantee-terms and are confirmed in writing to the owner before anything is signed.
- An owner may ask RexMont at any time not to be contacted, and RexMont stops. A referral is an introduction, not consent to marketing.
9. General
- The program is administered by RexMont's accounting function under the designated broker; every payment under section 2 runs through RexMont's brokerage. Questions go to pm@rexmont.com.
- RexMont may change or end the program prospectively by updating this page. Referrals received before a change are honored under the terms in force when they were received. This is version 1.0 of the terms, effective October 20, 2026.
- The program is not a partnership, agency, employment or joint venture between RexMont and any referrer. Washington law governs; venue for any dispute is King County, Washington.
