The short answer

Sell the furnishings by a separate personal-property bill of sale attached to the purchase agreement, with an itemized inventory. Itemized personal property is deducted from the taxable selling price on Washington's excise tax affidavit, and it gives the buyer a depreciation schedule to start from.

Price furnishings at depreciated replacement cost, not sentiment. Investors pay a premium for a calendar they can open the week after closing: quality furnishings, systems (smart locks, monitors, hot tub, linens program), a house manual and vendor list, verified revenue and a permit that continues.

Market to both pools. Families value the home; investors value the business. Furnished photography and a documentation pack serve both.

"Turnkey" is worth money to the right buyer and nothing to the wrong one. A family buying a Whidbey cottage will bring their own furniture and see yours as a hauling problem. An Eastside investor buying the same cottage to rent will pay for the fact that it can earn revenue the first weekend they own it, because setup is where new short-term rentals lose their first three months and their first $40,000. Selling turnkey is therefore a marketing decision as much as a pricing one: you are choosing to present the property as an operating business and to reach the buyers who value that.

Real property and personal property are two sales

The purchase and sale agreement conveys the real estate. Furniture, appliances that are not built in, linens, kitchenware, decor, outdoor furniture, the hot tub if it is not plumbed in, smart devices and consumables convey by a personal-property bill of sale, referenced in the agreement with an itemized inventory as an exhibit. Two reasons to be disciplined about the split. Under WAC 458-61A-102 Washington's real estate excise tax applies to the true and fair value of the real property; the excise affidavit has a line to deduct personal property included in the price, so a $30,000 furnishings package saves excise tax at the state and county rates. And the buyer's lender and appraiser value the real estate only; a contract price padded with furniture that is not separated can produce an appraisal gap.

Keep the valuation defensible: an inventory with replacement cost and a depreciation estimate, or an allocation consistent with the buyer's and seller's tax positions under IRC §1060 for a larger package. The DOR expects documentation retained for four years. Your CPA treats the furnishings sale as a disposition of depreciated personal property; if you took bonus depreciation, the gain to the extent of that depreciation is ordinary income, as explained on the capital gains page.

Pricing the furnishings

  • Start from replacement cost: what a buyer would pay today to furnish the home to the same standard, including delivery and assembly. Then depreciate for age and guest wear; most soft goods and mattresses in a rental have a short life.
  • Separate the durable, high-value items that carry the premium (quality sofas and beds, a hot tub, a sauna, outdoor kitchen, smart-home systems, a full linen program) from consumables and decor the buyer will replace.
  • Do not price the reviews, the listing or the ranking. They do not convey (see the future bookings page) and an informed investor will not pay for them.
  • Consider offering the package two ways: real estate alone, and real estate plus furnishings at a stated figure. It lets a family buyer decline without a fight and gives the investor a number to underwrite.

Disclose what the buyer needs to know about operations honestly: the septic-approved bedroom count, the permit's fate at sale, quiet-hour rules, the manager's terms. An investor who finds a discrepancy in due diligence retrades; one who finds none pays the number.

Closing-day logistics

  • Walk the inventory with the buyer at the final walkthrough; note any item missing or damaged since the inventory date.
  • Leave the house manual, vendor contacts, appliance manuals and warranty documents in a binder or shared folder.
  • Transfer smart devices as admin changes and remove your accounts; reset door codes at closing.
