The short answer
Airbnb and VRBO do not allow a listing, its reviews or its reservations to transfer to a new owner. You keep the account; the buyer starts fresh. Every reservation dated after closing must be honored by you (with the buyer added as co-host), canceled and refunded by you, or rebooked by the guest on the buyer's listing.
Canceling costs money: Airbnb charges hosts 10% of the reservation if canceled more than 30 days out, 25% within 30 days and 50% within 48 hours, with a $50 minimum, plus a blocked calendar and possible listing penalties. Set a booking cutoff at your expected closing date about 60 days before you list.
Managed homes carry a third party: Vacasa's published terms allow cancellation on 90 days' notice while honoring booked stays; Evolve treats bookings lost to a sale as your cancellations unless the buyer signs up.
The most common surprise for a selling owner is learning that the five-star history they built cannot be sold. The platforms are explicit: the account is a person's, not a property's. That has two consequences for the sale. Your listing's reviews and ranking are not an asset you can price, so the premium has to rest on things that convey. And every guest who has paid a deposit for a stay after closing is a liability you have to resolve, at your cost, in a way that does not generate a one-star review on the account you still own.
Handled early, none of this is hard. RexMont's approach is to treat the calendar as a contract term from the first pricing conversation, set a cutoff, and write the handoff into the purchase agreement so the buyer, the guests and the manager all know what happens on closing day.
What the platforms say
Airbnb's help center states there is no way to transfer ownership of an account to a different host and that reservations cannot be transferred to a new host or account (article 1431). Reviews belong to the listing owner's profile (article 1550). The one sanctioned mechanism is co-hosting: you can add the buyer as a co-host on your listing so they run the remaining stays, with payouts and responsibilities set by your written agreement. Airbnb's host cancellation policy for homes sets the fee for canceling a confirmed stay at 10% of the reservation more than 30 days before check-in, 25% between 30 days and 48 hours, and 50% within 48 hours or after check-in, with a $50 minimum, and adds calendar blocks and possible suspension for repeat cancellations.
Vrbo's position is the same: hosts cannot transfer listings to another person even when selling; the seller deactivates after the sale, the buyer creates a new listing, and stays that cannot be honored should be canceled with a full refund, potentially subject to Vrbo's host-cancellation consequences (Vrbo help). Vrbo will move reviews to a new listing at the same address for integrated property managers, which is one reason a manager-run listing keeps more of its history than a self-managed one.
Three ways to resolve the bookings

In Ocean Shores the ordinance bars new bookings until the new owner's permit issues; in Long Beach the buyer must wait three months to apply; in Jefferson County a buyer outside the resorts cannot rent for the first calendar year. Where the buyer cannot legally host, honoring stays as co-host may itself be a violation. Sequence the calendar around the permit.
Set the cutoff before you list
About 60 days before listing, block your calendar from your expected closing date forward. Existing reservations past that date are the ones you will honor, cancel or rebook; new ones stop accumulating. Because a typical Washington vacation-rental sale runs 45 to 90 days from listing to closing, the practical effect is that you keep taking bookings for the next two to three months and the tail beyond is short. If the market is slow or the property is expensive, extend the block; a canceled booking costs you money and a review, while an empty week costs you only the payout.
Tell your manager the same day. Vacasa's owner FAQ says an agreement can be canceled at any time with 90 days' notice while honoring reservations already booked in that window, so the notice and the cutoff line up. Evolve's current agreement allows termination on 15 days' notice but, on a sale, treats bookings that cannot be accommodated as owner cancellations charged to you unless the buyer signs up for Evolve's services, in which case the buyer may honor them with Evolve's approval. Assignment of either agreement requires the manager's consent; ask in writing what a new owner would need to do, and put the answer in the listing package.
What goes in the purchase agreement
- A schedule of every reservation dated after closing: platform, dates, guest count, gross booking value, deposit held, cleaning fee, cancellation terms.
- The chosen treatment for each (honor, cancel, rebook) and who bears refunds, platform fees and any rate concessions.
- For honored stays: the co-host agreement terms, payout routing after closing, responsibility for damages and for the review the guest will leave on your account.
- For stays that straddle closing: who receives the payout and the cleaning fee, and who is on call.
- Account and device handoff at closing: smart locks, thermostats, noise monitors, Wi-Fi and pricing tools transferred as admin changes, not passwords in a text.
- The manager's written requirements for continuation or termination, with the notice already given.
Protect the account you keep
Your Airbnb or VRBO profile survives the sale, and if you own other rentals or plan to buy another, its cancellation history and reviews follow you. Cancel as few stays as possible, cancel early rather than late (the fee is lowest more than 30 days out), and message every affected guest before the platform does. A guest who hears from you first, gets a full refund and a referral to the buyer's new listing usually leaves no review at all. A guest who learns from an automated cancellation notice usually leaves one.
