Woodridge is two markets on one hill. Upper Woodridge sells the view; Lower Woodridge sells the five-minute commute.
Woodridge sits on the ridge north of I-90 at Richards Road, bounded by the Lake Hills Connector to the north, 132nd Avenue SE to the east, Mercer Slough to the west and the point where Richards Road, I-405 and I-90 converge to the south. Downtown Bellevue is about five minutes by car, Microsoft fifteen to twenty, Seattle twenty to twenty-five via I-90, and the East Main light-rail station sits just across I-405 at 112th Avenue SE. Inside the neighborhood: Woodridge Elementary on SE 20th Place, the Woodridge Water Tower Park, Norwood Village Neighborhood Park, the Woodridge and McTavish trails down to Richards Creek, and two member swim clubs, Woodridge Swim Club from 1961 and Norwood Swim Club.
The hill divides the market. Upper Woodridge's west-facing lots look over Lake Washington, downtown Bellevue and Seattle, and the view lots command the premiums; here the comps are other view homes and the luxury rebuilds that have replaced 1950s-and-1960s ramblers since the 2000s. Lower Woodridge sells freeway access and price, and its comps are the ramblers and split-levels on similar lots along the slope, adjusted for how close the home sits to I-405.
