How this market works
What a Lake Washington waterfront home buyer is really buying
Lake Washington is the Eastside's and Seattle's defining waterfront: twenty-two miles of shoreline from Kenmore to Renton, held at a controlled level by the Ballard Locks, with docks in front of nearly every private lot. The Seattle shore runs from Matthews Beach through Laurelhurst, Madison Park, Leschi and Mount Baker to Seward Park and Rainier Beach; the Eastside shore from Juanita and Houghton in Kirkland through Yarrow Point, Hunts Point, Medina and Clyde Hill to Meydenbauer, Enatai and Newport Shores in Bellevue; Mercer Island sits in the middle.
I handle Lake Washington listings myself. The file is the transaction: the dock and bulkhead permits, the moorage depth, the shoreline designation that limits an addition toward the water, and the survey that shows where the lot meets the lake. Lakefront prices against lakefront, high-bank against high-bank, and the twelve-month closings on this page are that set across Seattle, Bellevue and Kirkland; Mercer Island, Medina and the Points have their own pages.

Lake Washington shorelines
Kirkland: Juanita, Houghton and Holmes Point
Juanita Bay's low-bank lots, the Houghton and downtown shore with the best Seattle-skyline views on the lake, and Holmes Point's wooded high-bank estates.
Bellevue: Meydenbauer, Enatai and Newport Shores
Meydenbauer Bay's protected moorage next to downtown, Enatai's west-facing docks, and Newport Shores' canal lots with the boat at the back door.
Seattle: Laurelhurst, Madison Park and Denny-Blaine
The city's estate shoreline, from Laurelhurst's Union Bay frontage through Madison Park and Denny-Blaine's historic lakefront.
Seattle: Leschi, Mount Baker and Seward Park
South-end lakefront with Mount Rainier views, Lakewood's moorage and Seward Park's bay.
Seattle: Matthews Beach and Lake City
The north-end shore along the Burke-Gilman Trail; the most attainable Lake Washington frontage in the city.
Medina, Hunts Point, Yarrow Point and Mercer Island
The lake's estate towns, each on its own page.
Before you write
What to check before buying on Lake Washington
Dock and bulkhead permits
Every structure on the Lake Washington shoreline should match a permit: the dock, the lift, the bulkhead. Unpermitted work can be ordered removed; a legal dock can be repaired. RexMont pulls the file first.
Bulkhead condition
The bulkhead or the natural shoreline is the largest single cost on a waterfront lot. A marine contractor's inspection belongs in the contingency.
Water depth and moorage
Measure the depth at the dock at summer and winter levels; a lift or a larger boat needs depth the listing may not mention.
Shoreline setbacks
The city's shoreline master program sets how close new construction can come to the water. A remodel that stays in the footprint is easier than an addition toward the lake.
Flood map and insurance
Low-bank lots can sit in a FEMA flood zone while high-bank lots on the same lake do not. Check the parcel and price the premium.
Price from the lake's closings
Lake Washington waterfront prices against Lake Washington waterfront sales, high-bank against high-bank, low-bank against low-bank. The twelve-month data on this page is that set.

Common questions
Lake Washington waterfront homes FAQ
- Which homes are on this page?
- Every NWMLS listing in Seattle, Bellevue and Kirkland that the listing broker marked Waterfront and that names Lake Washington, plus the twelve months of closings behind them. Waterfront means the lot meets the water; homes with a lake view but no frontage are on the view pages.
- Can I build or replace a dock on Lake Washington?
- Usually, with permits from the city's shoreline program, the Washington Department of Fish and Wildlife (a Hydraulic Project Approval), the U.S. Army Corps of Engineers, and, where the lakebed is state-owned, a Department of Natural Resources authorization. New docks follow current size and grating rules; an existing legal dock can be repaired. RexMont checks the dock's permit history before you write.
- What does a waterfront inspection on Lake Washington add?
- The bulkhead or natural shoreline (repair or replacement is the largest cost on a lake lot), the dock structure and pilings, the boat lift, drainage toward the water, the septic or sewer line near the shore, and the shoreline setback that limits where you can build. A marine contractor's look at the bulkhead is money well spent.
- Do I need flood insurance on Lake Washington?
- Ask the lender and check the FEMA map for the parcel; lake levels and winter storms differ by lake, and low-bank lots can sit in a flood zone while high-bank lots on the same lake do not. The answer is parcel-specific, and the premium belongs in the offer math.
- How does RexMont sell a Lake Washington waterfront home?
- With the shoreline file prepared (dock and bulkhead permits, survey, moorage depth, the shoreline designation), photography from the water and the air, and pricing from the lake's own closings on this page rather than the city's. Adriano Tori, RexMont's designated broker, handles waterfront listings himself.
