Sell my house — Surrey Downs Bellevue
Sell your Surrey Downs home: mid-century original or new build, a block from downtown and the East Main light-rail station.
Surrey Downs is an eight-block tract south of Main Street between 108th and 112th Avenues SE, laid out in 1952 on an old orchard by architects Mithun and Nesland. Today it holds two products: original contemporary ramblers with carports and preserved native trees, and custom new construction on 8,700-to-13,700-square-foot lots. Both sit a walk from downtown Bellevue and the East Main station. RexMont prices the land, the house and the location as three separate lines.

Methodology & data sources
Market statistics on this page — median listing price, price per square foot, and days on market — are computed from active residential listings in Bellevue, WA, sourced from RentCast, a licensed real-estate data provider aggregating MLS records and county public records. Figures refresh the first week of every month (current data: September 2026) and are reviewed by RexMont Real Estate's brokerage team (WA firm license #21220). Individual property listings shown on this page come from the live NWMLS feed. Historical figures are not restated after publication.
Journalists: monthly figures for 47 Puget Sound cities are available on a citable, dated page for each market. For custom cuts, methodology questions, or to receive the monthly refresh, contact adriano@rexmont.com. Please attribute "RexMont Real Estate market report" with a link to this page.
Market context
In Surrey Downs the first question is whether you are selling a house or a lot. The answer sets the price.
Surrey Downs occupies about 80 acres of former orchard south of downtown Bellevue, entered from Main Street at 110th Avenue SE and running eight blocks south, bounded by 108th and 112th Avenues SE with I-405 immediately east. Roxbury Homes built it in 1952 through 1954 to designs by Mithun and Nesland: two- and three-bedroom contemporaries with carports, open plans and irregular lots that kept the native trees. The state's historic preservation office has judged the tract eligible as a National Register historic district. That history is a selling point for one buyer pool and irrelevant to another, and the listing has to be written for the one that will pay the most for your specific home.
The neighborhood now trades in two products. Well-kept or updated originals on 8,700-to-13,700-square-foot lots draw buyers who want a mid-century home a walk from downtown. Custom new construction from builders like MN Custom Homes and Bellshire draws buyers who want a new house on a West Bellevue lot without a West Bellevue waterfront price, and it sets the land value that every original home is measured against. Per-square-foot prices here are among the highest in Bellevue precisely because the lot carries so much of the value. RexMont runs the comparable analysis both ways, as a home and as a lot, and tells you which buyer to market to.
Location is the constant. East Main station on the 2 Line opened in April 2024 at 229 112th Avenue SE with a multi-use path into Surrey Downs and no commuter parking, which keeps the streets quiet; permanent sound walls shield the neighborhood from the tracks. Surrey Downs Park, 10.5 acres on the former elementary school and courthouse site, opened in 2019 with a great lawn, playground and sport court, and its only vehicle entrance is from SE 4th Street inside the neighborhood. Downtown Bellevue, Meydenbauer Beach Park and the Main Street restaurants are a walk. Schools are Enatai Elementary, Chinook Middle and Bellevue High.
Inventory is the other lever: Surrey Downs sees roughly a dozen or so sales a year and often has no active listing at all, so a well-prepared home arrives with no direct competition. RexMont's launch plan for Surrey Downs leads with the walk-to-downtown and walk-to-light-rail story, states the historic context and the I-405 adjacency plainly, and prices from closed sales in your product type rather than the neighborhood blend. The net-proceeds calculator below shows what a Surrey Downs sale nets after commission, Washington excise tax and closing costs; excise tax matters more here because prices run high.

FAQ
Questions buyers and sellers ask first.
Who buys homes in Surrey Downs?
Two distinct pools. Buyers of the original 1952–54 Mithun and Nesland contemporaries want a mid-century home with mature trees a walk from downtown Bellevue and the East Main light-rail station; many work downtown or in Seattle and value the train. Buyers of the custom new builds, and of originals they intend to replace, are paying for the lot and the location and comparing against West Bellevue and Enatai. RexMont markets each Surrey Downs listing to the pool that will pay the most for that specific property.
How should I price my Surrey Downs home?
Twice. First as a house, against recent closed sales of comparable originals or new builds in the tract and adjacent West Bellevue. Second as a lot, against what builders and teardown buyers have paid for similar 8,700-to-13,700-square-foot parcels. Whichever is higher tells you who the buyer is. Because Surrey Downs trades only about a dozen homes a year, RexMont widens the window to twelve months and adjusts for condition rather than borrowing comps from a different neighborhood.
Does the East Main light-rail station help or hurt a Surrey Downs sale?
It helps. East Main opened in April 2024 with entrances facing 112th Avenue SE, a multi-use path into the neighborhood, no commuter parking and permanent sound walls, so Surrey Downs gets the train without the traffic. Downtown Seattle's International District is about seventeen minutes by rail and downtown Bellevue is one stop. RexMont puts the walk time to the station in the first paragraph of the listing and addresses the I-405 adjacency directly, because buyers will ask about both.
Is Surrey Downs a historic district, and does that restrict what I can do?
The tract has been judged eligible as a National Register historic district for its Mithun and Nesland designs, and it was named to the Washington Trust's Most Endangered list in 2009 during East Link planning, later marked saved. Eligibility is not the same as a local landmark designation and does not by itself block a remodel or a rebuild; the recent custom new construction on the block shows that. RexMont states the history accurately in the listing and confirms any address-specific restrictions before we publish.
Can RexMont help me sell my home in Surrey Downs?
Yes. RexMont lists across West Bellevue including Surrey Downs, with a house-and-lot comparable analysis, disclosure of the historic context and freeway adjacency, professional photography and video, pre-listing preparation guidance and targeted digital marketing to both buyer pools. 1,241 Google five-star reviews and $1B+ in closed production back every listing.
