How this market works
What a Seattle duplex, triplex or fourplex buyer is really buying
Seattle's duplexes, triplexes and fourplexes are where owner-occupants become landlords: a two-to-four-unit building finances like a house, the other units' rents count toward the loan, and the owner lives in one door while the building pays for itself. They are also the inventory that small investors compete for, because five units and up means commercial lending.
I buy and sell these buildings on the actual numbers. The rent roll and the leases, not the pro-forma; the permitted unit count, not the one in the listing; the roof, sewer and electrical service as one building, not four homes. Seattle's rental rules (registration, just-cause eviction, first-in-time, the 180-day rent-increase notice) and Washington's 2025 rent-stabilization law go into the underwriting, and RexMont's property-management team reviews the leases with you.
Seattle's middle-housing code now allows up to four homes on most residential lots, so a duplex on a large lot in a good location can carry development value beyond its rents. When we list one, we price both.

Where Seattle's small multifamily is
Capitol Hill and the Central District
Brick fourplexes and converted mansions of the 1900s–1920s on the streetcar grid; the densest stock of 2–4 unit buildings in the city.
Ballard, Fremont and Wallingford
1920s duplexes and 1960s–70s four-unit walk-ups a short walk from the commercial strips; strong rents, strong competition.
Beacon Hill, Columbia City and Rainier Valley
Duplexes and triplexes near the light-rail stations, where cap rates are highest and the middle-housing code opens the most lots.
West Seattle
Post-war duplexes and small fourplexes in the Junction, Admiral and Delridge; the light-rail extension is the long-term story.
University District and Roosevelt
Student-rental triplexes and fourplexes near the UW and the Roosevelt station; vacancy follows the academic calendar.
North Seattle
Lake City, Northgate and Greenwood: 1960s–80s buildings with the most room in the price, close to the Northgate station.
Before you write
What to check before buying a Seattle 2–4 unit building
Rent roll and leases, not pro-forma
Value the building on the rents it collects today, the lease terms and the deposits held, then on comparable sales. A pro-forma is a hope.
Permitted units
A fourplex with a fifth basement unit is a fourplex with a problem. Match the unit count to the permit and assessor records before you price it.
Seattle's rental rules in the numbers
RRIO registration, just-cause eviction, first-in-time screening, 180-day rent-increase notice and Washington's 2025 rent-stabilization limits all belong in the underwriting. RexMont's property-management team reviews them with buyers.
Owner-occupied financing
Living in one unit opens conventional and FHA loans with low down payments and lets a share of the other rents count toward qualifying; that is how many Seattle investors buy their first building.
Zoning and the lot
Seattle's middle-housing code allows up to four homes on most residential lots and more near frequent transit; a duplex on a large lot may carry development value beyond its rents.
The systems are shared
One roof, one sewer line, often one boiler and one electrical service for several households. Inspect them as a building, and budget reserves as a landlord.

Common questions
Seattle duplexes, triplexes and fourplexes FAQ
- What is on this page?
- Every NWMLS listing in Seattle filed as Residential Income with two, three or four units: duplexes, triplexes and fourplexes, plus the twelve months of closings behind them. Five-plus-unit buildings are commercial listings and are not here.
- How do I finance a Seattle duplex, triplex or fourplex?
- Two to four units can be financed like a house: a conventional loan or an FHA loan with a low down payment if you live in one unit, and investor financing at a higher down payment if you do not. Lenders count a share of the rent from the other units toward qualifying. Five units and up is commercial lending.
- What Seattle rental rules apply to a small multifamily owner?
- Seattle requires rental registration (RRIO), just-cause eviction, first-in-time tenant screening, 180 days' notice for rent increases, and relocation assistance in some cases; Washington's 2025 rent-stabilization law limits annual increases on most existing rentals. None of this stops a well-run building from performing; all of it belongs in the numbers before you write. RexMont's property-management team runs small buildings in Seattle and reviews leases and rent rolls with buyers.
- How do I value a Seattle fourplex?
- On income and on comparable sales. Gross rent multiplier and cap rate from the actual rent roll (not pro-forma), then the price per unit and per square foot from the closings on this page. Deferred maintenance, below-market leases and unpermitted units move the number more than the neighborhood does.
- Can I add units to a Seattle lot?
- Seattle's middle-housing code (adopted 2025 under HB 1110) allows up to four homes on most residential lots, more near frequent transit and with affordable units, and the city has allowed two ADUs per lot since 2019. A duplex on a large lot may carry development value beyond its rents; your agent checks the zoning and the lot before you price it.
