Population. Records with City equal to Seattle or Bellevue, StandardStatus equal to Active and PropertyType equal to Residential; Boat Slip excluded. The feed returned 3,067 Seattle records and 605 Bellevue records. Counts and unique listing keys/MLS numbers were checked across all result pages. City follows the MLS field, not a mapped municipal boundary. Different listings for the same physical property may remain.
Calculation. A record is eligible when both current and original asking prices are positive numbers. One Seattle record lacked a usable price pair and was excluded; no Bellevue records were excluded. Reduced share = records with current price below original price ÷ eligible records. Each reduction = (original price − current price) ÷ original price. Medians use reduced records only.
Interpretation. This does not show the share reduced during September, how many times a price changed, concessions, negotiation outcomes, pending-sale speed or closed-sale discounts. Relisting can reset the original price. Listings that already sold or went pending are outside this active-inventory sample. One snapshot cannot establish a market trend or a cause.
Category scope. The table uses the MLS PropertySubType labels as received. Townhomes can appear within these categories. Manufactured homes are included in city totals. No category is described as detached-only.
