How our housing numbers are made.

Every figure RexMont publishes about the Seattle and Eastside market has a named source, a vintage month and a person responsible for it. This page says where each series comes from, what the terms mean, when the numbers refresh, how a correction is handled, and how a reporter or a neighbor may quote us.

We publish the series listed below. None of them is our estimate of a home's value, and none is a survey of our own listings. Each series below names its upstream source, how often it refreshes and the vintage now live.

Seattle and Bellevue asking-price reductions

The share of eligible active residential listing records asking less than their original list price, with city totals and MLS property-subtype comparisons.

RexMont calculations from NWMLS records delivered through the MLS Grid data feed. Exact MLS City fields define the geography. Positive current and original prices are required; the report publishes eligible and excluded counts. This is an active-inventory snapshot, not closed-sale discounts or a count of reductions during the month.

Median list price, price per square foot, median days on market and active listing counts for 46 Puget Sound cities, overall and by property type (single-family, townhouse, condo).

Each city is represented by one ZIP chosen for that city (Seattle is a listing-weighted blend of five ZIPs so that single-family homes are represented, not only downtown condos). RentCast sale statistics by ZIP (listing-weighted blend across each market's ZIPs, 13-month history) plus NWMLS listing data via RealtyFeed: active residential listings and trailing-12-month closed sales whose public remarks market the home as a short-term or vacation rental. Medians are unweighted; STR-marketed share is a RexMont-defined signal, not a count of licensed rentals.

Raw datasets are not redistributed. The market statistics and listing data above are licensed to RexMont by their providers, and their terms govern the underlying records. What we publish is the derived figures on our pages, and those you may quote under the licence below.

Definitions

What each term means on a RexMont page.

Median list price
The middle asking price of homes actively listed in the ZIP during the data month. It is a listing statistic, not a closed-sale price; in a market where homes sell above or below asking, the two differ.
Price per square foot
Median asking price divided by finished square footage across active listings in the ZIP.
Days on market
Median number of days active listings in the ZIP had been on the market at the data date. Lower means faster.
Active listings
Count of homes for sale in the ZIP at the data date, overall or within one property type.
Representative ZIP
The ZIP code whose statistics stand in for a city. Market statistics are reported by ZIP, so a city with several ZIPs is represented by the one that best matches its typical home, and the page names it.
Vintage
The month the figures describe. Every page that shows market data prints its vintage; a page with no vintage has no RexMont data on it.
Broker's read
A labelled opinion from RexMont's designated broker about what the numbers mean. It is dated, it is signed, and it is never presented as a measured series.

Monthly figures for a given month are final once published; a later refresh adds the next month rather than restating the last one. If a provider revises history, the revision is recorded under corrections.

Corrections policy

If a number is wrong, we say so on the page.

  1. 1Send the page URL, the figure and what you believe is right to adriano@rexmont.com. Reporters on deadline may say so in the subject line.
  2. 2We check the figure against its upstream source within two business days and reply either way.
  3. 3A confirmed error is fixed on the page with a dated correction note beside the figure, and a line is added to the log below. We do not silently overwrite.
  4. 4Anyone who quoted the wrong figure and told us so is emailed the correction directly.

Corrections log

No published figure has required a correction since this policy took effect in September 2026. Entries will list the date, the page, the figure before and after, and the reason.

Citation & reuse licence

Quote us. No permission needed.

Figures, tables, charts and the broker's read published on rexmont.com may be quoted, charted, excerpted and republished in print, online, in newsletters and on air, for editorial, academic and community use, without asking first. Two conditions:

  • Credit RexMont Real Estate as the source, and where a link is possible, link the page the figure came from. A link is requested, not required, and we never ask for one in exchange.
  • Keep the vintage with the figure. A median without its month is a different claim from the one we made.

What the licence does not cover: the raw datasets behind the figures, which belong to their providers; and bulk scraping of the pages to rebuild those datasets. Ask us for a custom cut instead, which is faster and usually free.

Adriano Tori answers personally and is available for attributed comment. The reporter desk page lists what you can ask for, how exclusives work and who has cited us.

Machine-readable

The hub page carries schema.org Dataset markup that names this licence, the vintage and the upstream sources, so answer engines and crawlers can attribute figures correctly. Downloadable files are not offered while provider redistribution terms are being confirmed.

A licensed brokerage that publishes its market.

RexMont Real Estate is a Washington-licensed residential brokerage based in Bellevue. It sells homes, represents buyers and manages rental homes across Seattle and the Eastside. The Data Desk is edited by Adriano Tori, RexMont's founder and designated broker, with no invented analyst and no third-party byline. We publish the data because clients, reporters and neighbors ask the same questions we answer every week; the numbers are the same ones our own brokers use. The program is editorial and is not an offer to buy, sell or manage any particular home.
