Pierce County Housing Market Reports
Pierce County is the Puget Sound region's value frontier — Tacoma's revival, Gig Harbor's maritime charm, and plateau cities growing around Sounder rail and SR-410. For buyers priced out of King County and investors chasing yield, the south sound is where the numbers still work. Below is a monthly-updated report for each major city.

Market context
The south sound runs on its own engines.
Pierce County isn't just King County's overflow — it has demand engines of its own. Joint Base Lewis-McChord is among the largest employers in Washington and drives constant relocation-cycle buying and selling. The Port of Tacoma, MultiCare and Virginia Mason Franciscan health systems, and a fast-growing logistics corridor through Sumner and Puyallup round out the employment base.
Tacoma is the county's centerpiece story: North End, Proctor, and Stadium District character homes have drawn a decade of Seattle transplants, downtown has genuine momentum, and the city remains the largest stock of pre-war housing in the region at attainable prices.
Gig Harbor plays a different game entirely — a maritime village across the Narrows with Peninsula School District demand, waterfront inventory, and the county's highest price points. It competes with King County's premium suburbs on lifestyle rather than commute.
The east county plateau — Puyallup, Bonney Lake, and the Sumner corridor — is where the county's newer construction concentrates. Sounder stations in Puyallup and Sumner anchor commuter demand, while SR-410's growth corridor keeps delivering family neighborhoods at prices King County hasn't seen in fifteen years.

FAQ
Questions buyers and sellers ask first.
Why do King County buyers look at Pierce County?
Price, primarily. Comparable homes typically cost far less than King County equivalents, and the Sounder south line — Tacoma Dome, Puyallup, Sumner, Lakewood — keeps Seattle employment within reach. Remote and hybrid work widened the funnel further: buyers who commute two or three days a week accept a longer ride for dramatically more house.
Which Pierce County cities are most expensive?
Gig Harbor leads the county — waterfront, maritime-village character, and Peninsula School District demand. Tacoma's North End and Proctor District neighborhoods carry the city's premium, while Bonney Lake's newer plateau construction prices above the county's older housing stock.
How current is the market data on this page?

How does JBLM affect the Pierce County market?
Joint Base Lewis-McChord is one of the county's largest employers and a constant demand engine — military families buy and sell on predictable relocation cycles, and VA financing is a much larger share of transactions here than in King County. Lakewood, Puyallup, and south Tacoma feel this demand most directly.
