Kitsap County Real Estate
Kitsap County Housing Market Reports
Kitsap County is the ferry-connected west sound — four boat routes to Seattle-side employment, the Navy's largest Northwest installations, and a price ladder that runs from Port Orchard's entry-level stock to Bainbridge Island's King County-grade premiums. For cross-sound buyers and yield-minded investors, it's the region's most underrated market. Below is a monthly-updated report for each major city.

Market context
The west sound runs on ferries and the fleet.
The Navy is the county's economic bedrock. Puget Sound Naval Shipyard in Bremerton and Naval Base Kitsap-Bangor together employ tens of thousands on federal payroll that doesn't flinch at tech cycles — a demand floor most Puget Sound counties simply don't have. Military relocation turnover keeps both sides of the market liquid year-round.
Ferries define the geography of value. Four routes — Bainbridge and Bremerton to downtown Seattle, Kingston to Edmonds, Southworth to West Seattle — each anchor their own commute-shed, and prices decay predictably with distance from the terminal that matters. Walk-on access is the county's version of a view premium.
Bainbridge Island is a market apart: King County pricing on a Kitsap tax bill, driven by the 35-minute crossing, a top-rated school district, and an island that ran out of buildable land decades ago. It shares a county line with Bremerton and almost nothing else.
The mainland price ladder is unusually legible — Poulsbo's character downtown at the top, Silverdale's school-driven subdivisions in the middle, Bremerton and Port Orchard anchoring the entry level with the region's last sub-median detached homes. Buyers priced off one rung almost always fit the next one down.

FAQ
Questions buyers and sellers ask first.
Why do Seattle buyers look at Kitsap County?
The ferries make it viable and the prices make it compelling. Bainbridge and Bremerton boats reach downtown Seattle directly, Kingston serves the north sound, and Southworth serves West Seattle — and outside Bainbridge Island, comparable homes cost a fraction of King County equivalents. Hybrid work turned that trade from a compromise into a strategy.
Which Kitsap County cities are most expensive?
Bainbridge Island leads by a wide margin — typically two to three times the county median — on ferry walkability, schools, and island scarcity. Poulsbo's downtown blocks carry the mainland's character premium, Silverdale holds the family-subdivision middle, and Bremerton and Port Orchard anchor the value end.
How does the Navy shape Kitsap County's market?
Puget Sound Naval Shipyard and Naval Base Kitsap (including Bangor) are the county's largest employers, providing a demand floor that doesn't move with tech cycles. Military relocation turnover keeps transactions flowing year-round, and rental demand around the bases supports one of the region's steadiest investor markets.
How do Kitsap ferry commutes compare?
Bainbridge-Seattle runs about 35 minutes with the county's best walk-on access; Bremerton's fast ferry does the crossing in about 30; Kingston-Edmonds serves north-sound employment; and Southworth-Fauntleroy serves West Seattle. Each terminal anchors its own commute-shed, and home values decay predictably with distance from the boat that matters.
