Local buyer strategy

Compare Issaquah condos before the showing.

The Issaquah Highlands carries the newest condominium supply and trades on the I-90 commute and the walk to Grand Ridge Plaza. Downtown and the valley floor sell on walkability and the trails; older communities there offer lower entry pricing, where the reserve study decides the value as much as the unit.

FAQ

Issaquah Condos FAQ

How many Issaquah condos are for sale right now?

The count at the top of this page is the live number of active Issaquah condo listings on the NWMLS, Contingent listings included (an offer accepted subject to the buyer selling a home, so the unit is still for sale). It refreshes through the day, so the figure in the page title is current inventory, not a monthly estimate.

Where are the condos in Issaquah?

Issaquah condo inventory sits in three places. The Issaquah Highlands holds the largest share, newer buildings and townhome-style condominiums up the hill from I-90 near Grand Ridge Plaza and the park-and-ride; Downtown Issaquah and the valley floor put you a walk from Front Street, the salmon hatchery and the trail system; and Providence Point is an age-restricted 55-and-over community with its own rules on who may live there. Talus and the Squak and Cougar Mountain edges add a handful of smaller communities.

What is a Washington resale certificate and when do I receive it?

Washington requires the seller of a condo to deliver a resale certificate from the association (RCW 64.90.640 under the Washington Uniform Common Interest Ownership Act, or RCW 64.34.425 for condominiums created under the older Condominium Act). It covers dues and unpaid assessments on the unit, approved or pending special assessments, the budget, the reserve study summary, insurance, pending litigation and the governing documents. The buyer has five days after receiving it to cancel under both statutes, and RexMont confirms the exact deadline in your contract.

Why do HOA dues vary so much between Issaquah condo communities?

Dues follow what the association maintains and insures. In the Highlands a unit can carry both its condominium dues and a share of the master community association, while an older valley-floor community may be funding siding, roofs and decks out of reserves. The building cards on this page show each community's median dues from its recent listings; the resale certificate and reserve study tell you whether those dues are enough.

Can I finance an Issaquah condo with a conventional or FHA loan?

Most established Issaquah communities pass a conventional lender's project review, but new associations still selling units, buildings with high investor ownership or large delinquencies, and communities in litigation can need a portfolio lender. FHA and VA loans need the project's own approval for that program. RexMont checks the community's lending history before you write.

Can an Issaquah HOA limit renting out my condo?

Yes. Rental caps, minimum lease terms and short-term-rental bans live in the declaration and rules and bind every owner. If renting the unit later is part of the plan, RexMont reads those sections of the resale certificate before the offer, not after.
