One house · Bellevue · the honest math

Is a property manager worth it for a single-family home in Bellevue?

In short

For one Bellevue house, a manager at 8–10% of rent is worth it when the hours, the vacant weeks and the legal exposure you avoid cost more than the fee. At $4,500 rent the fee is $360–$450 a month, one vacant week is about $1,038, and one nonpayment case runs 90 days or more in King County. Self-managing is right when you live close, have the time and know RCW 59.18.

The honest answer is that it depends on three numbers, and most owners only look at one. I'm Adriano Tori, Designated Broker of RexMont Real Estate; our office is in Bellevue and we manage single-family homes here at a published 8%, 9% or 10% of rent collected, so read this page knowing who wrote it. The fee is the number everyone sees. The vacancy cost per week and the cost of one bad placement decide the question, and both are larger in Bellevue than almost anywhere in the state because the rents are. I have put them next to the fee below, with the rules a self-managing Bellevue owner has to run alone, and where self-managing is the right call the page says so. Relocating owners should also read our relocating and renting out your house plan.

What does a property manager cost for one Bellevue house, and what does it save?

Start from a rent of $4,500 a month (an illustration for the arithmetic; put your own number in). The fee side is published and fixed; the savings side is probabilistic, which is why owners get it wrong in both directions.

LineAt $4,500 rentBasis
Management fee, monthly$360 (8%) to $450 (10%)RexMont Essential / Professional / Platinum Concierge plans, on rent collected only
Management fee, yearly$4,320 to $5,400No vacancy fee: a month with no rent is a month with no fee
Placement fee, once per new tenant$4,500One month's rent; renewals 50%–75% of a month ($2,250–$3,375)
One vacant week$1,038$4,500 × 12 ÷ 52
A 5% pricing miss for a year$2,700Under-priced rent is lost every month; over-priced rent is lost as vacant weeks
One bad placement (nonpayment)$13,500 to $18,000 plus costs14-day notice, hearing, then about 90 days for the sheriff to enforce the writ in King County; clerk's fees $135 plus $112 if the case is contested

Read across: a year of management at 10% ($5,400) is paid for by avoiding about 5 vacant weeks, or one 5% pricing miss plus a few weeks, or a fraction of one bad placement. If none of those is a realistic risk for you, the fee is a cost. If any one is, it is insurance that also does the work.

How many hours a month does self-managing one Bellevue house take?

These are RexMont's operating estimates from the single-family homes we manage, not a survey. A quiet month with a good tenant is a few hours; a turnover month is a part-time job; a dispute is open-ended.

TaskOur estimateWhat drives it
Rent collection, bookkeeping, owner records1–2 hours a monthPortal or bank transfer; the year-end summary for your return

What does one bad placement cost in King County?

The expensive part is time, not fees. A tenant who stops paying gets a 14-day pay-or-vacate notice on the state form (RCW 59.18.057); if it is ignored, the case is filed in King County Superior Court (residential unlawful detainer, $135 default filing and $112 more when the tenant answers or an order to show cause is needed, Clerk's schedule effective June 11, 2026); after judgment the writ goes to the sheriff, who says it needs “approximately 90 days to serve and enforce the writ” (King County Sheriff's Office, read 2026-10-15).

Add the months of unpaid rent before the notice, the turnover and the attorney, and a bad placement on a $4,500 house costs $13,500 to $18,000 before repairs. Screening is where that cost is avoided, and it is also where self-managing owners create the most legal exposure: Washington bars refusing an applicant for a lawful source of income, and the same written criteria applied in the same order to every applicant is the only defensible process. This is why RexMont's 12-Month Tenant Guarantee replaces a tenant we placed free if they break the lease or are evicted for nonpayment in year one, and the Eviction Fee Guarantee waives our coordination fee on that case.

What does 8–10% actually buy?

  • Pricing from live lease data and a re-price at every renewal, inside the state cap (9.683% for 2026, 10% for 2027) with the right notice days.
  • Marketing, showings and screening to written criteria, with the guarantee behind the decision.
  • A Washington-compliant lease and move-in: condition checklist, photographs, trust-account deposit, city caps.
  • Rent collection and notices served on the statutory form and calendar; 24/7 maintenance coordination through vetted vendors; monthly statements.
  • Six written guarantees, including no fee in a vacant month and a month-to-month agreement after a nine-month initial term, waived if you list the house for sale with RexMont.
  • The renew-or-sell review every year from a team that also lists and sells: the Section 121 clock is on the file from day one.

Plan detail and the full fee table are on what property management costs.

When is self-managing the right call?

When you live within a short drive of the house, have done a tenancy before, keep vendors who answer the phone, can show the house on a weekday evening, and will read RCW 59.18 before serving a notice. Owners like that keep 8–10% of the rent and spend a few hours a month. Plainly: if that is you, you do not need us for the tenancy. Use placement only (one month's rent) for the screening and the lease, the part where the legal exposure sits, and run the rest yourself.

Hire when you are leaving the region, when the house is worth enough that a bad tenancy would hurt, when you do not want to serve notices yourself, or when you plan to sell inside three years and want the lease calendar and the sale run together. Our self-manage vs manager side-by-side puts both columns on one page.

Which Bellevue rules does a self-managing owner have to follow?

  • No rental registration or inspection programmein Bellevue as of our 2026-10-15 review; the obligations are the state's. Bellevue does require a city business licence once income from activity in the city reaches $4,000 a year, after a Washington State business licence (Bellevue City Code 4.09.030).
  • Rent increases: the state's 90 days' written notice (Bellevue has no longer tier of its own), no increase in the first 12 months, and the cap of 9.683% for 2026 and 10% for 2027 on a single-family home rented by an owner who does not live there (RCW 59.18.710 lists the exemptions; an ordinary single-family rental is not one).
  • Deposits: the state rules apply with no Bellevue cap: written lease, signed condition checklist, trust account, itemized return within 30 days, installments on request.
  • Ending a tenancy: the state just-cause statute (RCW 59.18.650) with 90 days' notice to move in or to sell; Bellevue has no just-cause ordinance of its own.
  • Screening: Washington's source-of-income protections (RCW 59.18.255) and fair-housing law; written criteria applied in the same order to every applicant is the defensible process even without Seattle's first-in-time rule.
  • Short staysare a separate rule set under Bellevue's Land Use Code; this page is about leases of 30 days or more.

The full set, dated and cited by section, is on our landlord-law pages; the deposit rules on the deposit guide; ending or not renewing a lease on the non-renewal guide.

FAQ

Hiring a manager for one Bellevue house — questions owners ask

Is it worth hiring a property manager for one single-family home in Bellevue?

It is when the fee (8%–10% of rent, $360–$450 a month at $4,500 rent) is less than the vacancy weeks, pricing misses and legal exposure you would otherwise carry. One vacant week costs about $1,038; one nonpayment case runs three to four months in King County. Owners who live nearby, have time and know the statute can reasonably self-manage.

What does a property manager charge in Washington?

RexMont's published plans are 8% (Essential), 9% (Professional) or 10% (Platinum Concierge) of rent collected, one month's rent for a new placement and 50%–75% of a month at renewal, with no vacancy fee and every fee stated in the agreement before signature.

How long does an eviction take in King County?

After the 14-day pay-or-vacate notice and the court hearing, the King County Sheriff's Office says it needs approximately 90 days to serve and enforce the writ of restitution (read 2026-10-15). Count on three to four months of lost rent from the first missed payment, plus clerk's fees of $135 (and $112 more if contested) and any attorney.

Can I hire a manager just to find the tenant?

Yes. Placement-only is one month's rent for pricing, marketing, showings, screening to written criteria, a Washington-compliant lease and a documented move-in. You run the tenancy afterwards; the screening, where most legal exposure sits, is done by a licensed broker.

Does a property manager need a licence in Washington?

Yes. Managing property for another for compensation (marketing, leasing, renting, collecting rent) is real estate brokerage under RCW 18.85.011(17), so the manager holds a Washington broker's licence under a licensed firm. RexMont Real Estate is firm licence #21220; Grisel Castro, Property Manager, is licence #137529; Adriano Tori, Designated Broker, #27660.

Is the management fee tax deductible?

Generally yes: management and placement fees on a rental are ordinary rental expenses for most individual owners. Not tax advice; confirm with your CPA.
