Relocating · keeping the house
Relocating and renting out your house in Bellevue, Kirkland or Redmond: the accidental landlord's plan
In short
Transferring out and keeping the Eastside house works on a 60-day plan: rent read and tax clock on day one, lender and insurer told in week one, the house marketed by week three, the lease signed and the move-in inspection done the week you leave. A manager at 8–10% of rent runs it from there, in English, Spanish, Mandarin or Russian.

Most of the Eastside landlords we work with never planned to be landlords. I'm Adriano Tori, Designated Broker of RexMont Real Estate. A transfer to another campus, another office, another country, and a house in Bellevue, Kirkland or Redmond bought at a rate nobody wants to give up: that is the file. The plan below is the one we run with those owners, from the day the move date is fixed to the first renewal, with the Washington rules cited where they bite. Decide rent or sell first; everything else follows that call.
Should I rent out the house or sell it before I relocate?
Put three numbers side by side before the movers are booked: net proceeds from a sale now, net rent for the next 36 months after vacancy, maintenance, management and the mortgage, and the tax cost of selling in month 36 versus today. Renting usually wins when the mortgage rate is low, the house cash-flows at market rent and there is a real chance you come back. Selling wins when the equity is large relative to the rent, or when you know you will not return and do not want to run a rental from another time zone.
Two Washington facts shape the answer. The federal capital-gains exclusion keeps running for three years after you move out, so renting first and selling later is a real option with a deadline (our capital-gains clock guide). And Washington's capital-gains tax exempts real estate, so the state adds nothing to the sale either way (Washington DOR). RexMont lists and sells as well as manages, so both numbers come from the same desk.
What is the timeline from the offer to the move?
| When | What happens |
|---|---|
| Offer accepted, date fixed (day 0) | Decide rent or sell with both numbers on the table: the rent the house commands from live lease comps and its sale value. Put the Section 121 date (move-out plus 3 years) on the file. |
| Days 1–14 | Tell lender and insurer; order a landlord policy; set the management plan (8/9/10%) or placement-only; book repairs that a tenant would notice (roof, furnace service, GFCIs, smoke and CO alarms). |
| Days 14–30 | Rent set from comps; photographs with the house still furnished if that photographs better; listing drafted; the written screening criteria written down before the first enquiry. |
| Days 30–50 | Marketing live; showings scheduled around your packing; applications screened in the order received against the written criteria; lease drafted on a Washington-compliant form with the city's notice tiers built in. |
| Days 50–60 | Movers out, professional clean, move-in condition checklist and photographs with the tenant (RCW 59.18.260), deposit into the trust account with the written receipt and depository notice (RCW 59.18.270), keys handed over. |
| After you leave | Rent arrives by portal; maintenance coordinated locally; the renewal read goes out 120 days before the lease ends; the renew-or-sell review happens every year against the clock. |
The one step owners skip is the written screening criteria. Washington bars refusing an applicant for a lawful source of income, and Seattle adds its first-in-time rule; on the Eastside the discipline is the same: criteria written before the first enquiry, applied in order, with the adverse-action reason documented. It is the step that protects you more than any other.
What should I do in the 60 days before I leave?
- Licences and accounts.Bellevue requires a city business licence once income from activity in the city reaches $4,000 a year, after a Washington State business licence (BCC 4.09.030). Kirkland keeps water and sewer in the owner's name regardless of the lease and needs its Property Management Form if a manager will handle the account. None of Bellevue, Kirkland or Redmond runs a rental registration and inspection programme like Seattle's RRIO; a Seattle house needs that registration first (our Seattle guide).
- Insurance and loan. Landlord policy bound for the move-out date; lender told of the conversion; the mortgage statement set to the portal.
- The house. Furnace serviced, gutters cleared, smoke and CO alarms dated, water shut-off located and photographed, the garage and the yard emptied of anything you are not leaving for the tenant.
- Paper. Appliance manuals and warranties, HOA rules and the HOA rental registration if the association requires one, the alarm codes, the irrigation schedule, all in one folder the manager holds.
- The deposit, done right.Signed condition checklist with photographs, trust-account receipt and depository notice to the tenant, amounts inside the city cap where one applies (Kirkland and Redmond: one month's rent including fees). Detail on our deposit rules guide.
- The lease term.If you may come back, a 12-month or longer fixed term that never rolls month-to-month can end on its date with 60 days' notice (RCW 59.18.650(1)(c)); owner move-in is a listed cause with 90 days' notice (RCW 59.18.650(2)(d)). Decide this before the lease is drafted, not after.
What does the remote-owner checklist look like once I am gone?
| Item | Rule or practice | Who does it |
|---|---|---|
| Rent arrives | Collected by the 1st; a 14-day pay-or-vacate notice on the state form if it does not (RCW 59.18.057) | Manager |
| Repairs | Coordinated locally with vetted vendors; owner approval above a set threshold; 2 days' notice to the tenant before non-emergency entry (RCW 59.18.150) | Manager; owner approves |
| Rent increase | None in the first 12 months; then at most 9.683% in 2026 and 10% in 2027 on a covered single-family rental, with 90 days' notice statewide and 120 or 180 days in Kirkland and Redmond | Manager calendars, owner decides |
| Renewal or ending the tenancy | Renewal offered at least 30 days before expiry; non-renewal only for a cause in RCW 59.18.650; 60 days' notice to end a first 6–12-month lease on its date | Manager drafts and serves |
| Owner statement | Monthly statement and year-end summary for your tax return; depreciation starts the day the house is rented (IRS Publication 527) | Manager; your CPA |
| Annual renew-or-sell review | Rent against live comps, sale value against closed sales, the Section 121 date on the file | Manager and listing team, with you |
| Deposit at move-out | Itemized statement and refund within 30 days (RCW 59.18.280) | Manager |
Everything above is inside the published 8%, 9% or 10% plans; the only extra charge an owner sees is the placement fee of one month's rent when a new tenant is placed and 50%–75% of a month at renewal. There is no vacancy fee: the Paid-on-Performance Guarantee means a month with no rent is a month with no fee.
Can I work with the manager in my own language?
Yes. Grisel Castro, RexMont's Property Manager (WA Lic. #137529), works with owners and applicants in English, Spanish, Mandarin, Russian. For an owner relocating abroad, that means the renewal call happens in the language you think in; on the leasing side it widens the pool of qualified applicants who can ask their questions and read the lease summary in their own language. Chinese-speaking owners can also read the Bellevue property management page in Chinese.
How is the rent set for a relocating owner's house?
From what is actually leasing, not from an automated estimate: the active and recently leased single-family homes within a mile or two with the same bedroom count, adjusted for condition, garage, yard and the month of the year, and checked against how long comparable homes have taken to lease. The starting rent is yours to set (Washington caps increases on existing tenants, not the first asking rent); the cost of overpricing is measured in vacant weeks, and on a $4,500 house a vacant week is about $1,040. Ask for the rent read on the Bellevue property management, Kirkland property management or Redmond property management page and it comes back with the comps attached.

FAQ
Relocating and renting out the house — questions owners ask
How long before I leave should I start?
Sixty days is comfortable, thirty is workable. Pricing and photographs take a week, marketing and showings two to four, screening and lease a week, and a move-in inspection has to happen with the house empty and clean. Start the day the relocation date is fixed, even if the offer is not signed.
Can I rent the house furnished for a year and come back?
Yes. A fixed-term lease of 12 months or more can end on its date with at least 60 days' written notice (RCW 59.18.650(1)(c)), as long as it never rolls month-to-month, and an owner moving back in as a principal residence is a listed cause with 90 days' notice (RCW 59.18.650(2)(d)). Put the return plan in the lease term from the start.
Do I need to tell my mortgage lender or insurer?
Tell both. Most owner-occupied mortgages require you to live in the home for a period after closing and allow conversion to a rental afterwards; a homeowner's policy generally does not cover a tenant-occupied house, so a landlord (dwelling fire) policy replaces it. Confirm your own loan terms and policy; we are not your lender or insurer.
What happens to the rent each year while I am away?
Nothing in the first 12 months (RCW 59.18.700 via Commerce's HB 1217 guidance); after that the annual increase on a covered single-family rental is capped at 9.683% for 2026 and 10% for 2027, with at least 90 days' written notice statewide, 120 or 180 days in Kirkland and Redmond, and 180 in Seattle. The manager calendars it.
Will renting the house cost me the capital-gains exclusion?
Not if the sale closes within three years of the day you moved out, because the Section 121 test is 2 years of residence in the 5 years before the sale. Depreciation you take while renting is recaptured at up to 25% when you sell. The clock, with a Bellevue example, is on our capital-gains page. Not tax advice; confirm with your CPA.
Can I work with the manager in a language other than English?
Yes. Grisel Castro, RexMont's property manager, works with owners and applicants in English, Spanish, Mandarin and Russian, which also widens the pool of qualified applicants on every vacancy.
