Pre-approval, not pre-qualification

Waiving inspection on an older Seattle home with an oil tank, knob-and-tube wiring or a sewer line nobody has scoped is a risk first-time buyers should not carry. A three-day inspection window, or a pre-inspection before offering, protects you and still reads as a clean offer.

Step 4

Use seller credits where the segment is slower

Condos and some townhomes sit longer than houses. On those, ask for closing-cost credits or a rate buy-down instead of a lower price; the same dollars lower your payment more. Program financing can still win
