Property management in Clyde Hill, Medina, Hunts Point and Yarrow Point costs 7% of monthly rent with RexMont plus a $600 leasing fee; single-family homes in the four towns and West Bellevue lease for $6,500 to $15,000 and more a month depending on size, view and water, and on 2026-10-23 the NWMLS carried nine active rentals across the four towns at a $7,000 median asking rent in Clyde Hill and $7,950 in Medina. I'm Adriano Tori, Designated Broker of RexMont Real Estate, Seattle and the Eastside's most-reviewed brokerage. The Gold Coast is the smallest rental market we manage and the one where a mistake costs the most: a month of vacancy on a $9,000 lease is a year of management fees, and a tenant placed without the right grounds clauses can leave a lakefront owner with a season of repairs. This page covers the market, the executive-lease terms, the 2026 rules at these rents, and how our brokerage-plus-management model works in the four towns and Beaux Arts Village.
The Gold Coast rental market in 2026
Demand here comes from one pool above all others: executive relocations. Senior hires and transferees at the Eastside's large employers arrive on 3-to-18-month rotations, often while they decide whether and where to buy, and their relocation coordinators search Clyde Hill, Medina, Hunts Point and Yarrow Point by name for the Bellevue School District, the commute and the lake. A second, smaller pool is owners of nearby homes leasing during a rebuild or a remodel, who want to stay in the same school assignment for a year.
Typical monthly rents, the band we manage in and the live NWMLS picture on 2026-10-23:
- West Bellevue / Medina / Clyde Hill single-family: $6,500 to $15,000 and more depending on size, view and school proximity
- Clyde Hill: 4 active NWMLS rentals, asking $4,650 to $13,000, median $7,000
- Medina: 4 active rentals, asking $5,800 to $23,000, median $7,950, the highest median of any city in the feed
- Yarrow Point: 1 active rental, a five-bedroom at $16,000
- Hunts Point and Beaux Arts Village: no active NWMLS rental; homes there lease through agent networks and relocation coordinators more than through the public listing
Supply is nine homes on a good day, so the market does not clear on volume. A well-prepared, accurately priced home leases in two to four weeks in the spring window; the same home listed in November waits for the relocation calendar, which is why we set lease end dates for May through August. Overpricing costs more here than anywhere else we manage: at these rents a concession after 60 days on market is usually larger than the premium the owner was holding out for.

Executive leases, grounds clauses and the 2026 rules at these rents
An executive relocation wants a defined term, a furnished or unfurnished option, a move-in date that matches a start date, and a landlord who answers. We write 3-, 6-, 12- and 18-month leases, price the shorter terms at a premium for the extra turnover, and set every end date so the home returns to market in the spring or summer window. Washington has no minimum lease term; a short lease is still a residential tenancy under RCW 59.18 with the same deposit handling, the same 14-day pay-or-vacate under RCW 59.18.057 and the same 90-day notice for any increase.
The 2026 rent cap of 9.683% on covered tenancies (RCW 59.18.700) bites harder on the Gold Coast because the dollars are larger. On a $9,000 lease the largest lawful increase is $871 a month, no increase is allowed in the first 12 months, and a home opened $500 under market in year one cannot catch up in year two. We open at market on evidence, not at a round number.
On a lakefront or view lot the lease is as much about the grounds as the house. Our standard Gold Coast lease keeps the owner's own landscaper, irrigation, pool and spa, dock, bulkhead and lift vendors on the property, prices that service into the rent, schedules and pays them from the rent account, and leaves the tenant responsible for the interior and for ordinary care. In Beaux Arts Village the community association's rules on the shared waterfront travel with the lot, and we read them before a lease is written.
Placement, care, reporting, and the annual exit check
Screening runs the same documented pipeline on every applicant: credit pull, income at three times rent or a relocation package in writing, direct employer verification, two past landlord references, eviction search, and background within Washington-permitted scope, applied identically to every applicant. Maintenance runs 24/7 through a vetted Eastside trade network with photo-documented work orders and owner-approval thresholds set for a home of this value. Monthly statements and tax-preparer-ready year-end packets close the loop.
Once a year we run the renew-versus-relist-versus-sell analysis: tenant quality, the market-rent delta, and the home's value against a current brokerage-side valuation. On the Gold Coast the sale case arrives sooner than elsewhere because land value moves faster than rent, and when the math flips the same team runs the sale through the off-market channels these towns prefer, or a 1031 exchange, with your full property history in hand.

FAQ
Clyde Hill, Medina, Hunts Point and Yarrow Point property management — frequently asked questions
What does Clyde Hill or Medina property management cost?
RexMont's management fee is 7% of monthly rent collected, with a $600 leasing fee, a $200 monthly minimum, and no management fee while the home is vacant. On a $9,000-a-month Clyde Hill house that is $630 a month, or $8,160 in the first year including the leasing fee. Owners who only want tenant finding and placement and plan to self-manage can choose the Leasing-Only Service at 75% of one month's rent ($6,750 at that rent). Every fee is shown in writing before you sign, and the same schedule applies in Medina, Hunts Point, Yarrow Point and Beaux Arts Village.
Why does the Bellevue School District matter to a Gold Coast rental?
Clyde Hill, Medina, Hunts Point, Yarrow Point and Beaux Arts Village all sit inside the Bellevue School District, which is one of the reasons households relocating to the Eastside search these five towns by name. In practice it sets the leasing calendar: inquiries build from March, most leases start between June and August, and a home that lists in the autumn leases to the relocation market rather than the school-calendar market. We time the listing, the pricing and the lease end date around that calendar so the next turnover lands in the strong season.
Can I lease my Medina or Clyde Hill home for 3 to 18 months to an executive relocation?
Yes. Executive relocations are the largest tenant pool on the Gold Coast, and many want a defined term while they buy or finish an assignment. Washington has no minimum lease term, and a 3-, 6- or 12-month lease is still a residential tenancy under RCW 59.18: the same deposit rules, the same notice rules, the same 2026 rent cap. We write the term the owner wants, price shorter terms at a premium for the extra turnover, and set the end date so the home comes back on the market in the spring or summer leasing window.
What does the 2026 Washington rent cap of 9.683% mean on a $9,000 rent?
For 2026, the Department of Commerce set the maximum increase on a covered tenancy at 9.683% (RCW 59.18.700). On a $9,000-a-month lease the largest lawful increase is $871 a month, to $9,871. No increase is allowed in the first 12 months of a tenancy, and any increase needs 90 days' written notice on the state form. At Gold Coast rents the dollar amounts are large, so we set the opening rent carefully: a home leased $500 under market in year one cannot catch up in year two.
Who pays the gardener on a lakefront lease?
On the Gold Coast the owner usually does, and the lease says so. A Medina or Hunts Point waterfront home carries landscaping, dock and bulkhead care, irrigation, pool or spa service and sometimes a boat lift, and an owner who hands those to a tenant inherits the condition the tenant leaves. Our standard lease keeps the owner's own vendors on the grounds and the systems, prices that service into the rent, and leaves the tenant responsible for the interior and for ordinary care. We schedule and pay those vendors from the rent account so the owner sees one statement.
Do you manage in Beaux Arts Village and Hunts Point too?
Yes. Beaux Arts Village is a 300-resident town on the Lake Washington shore south of Enatai whose waterfront and beach are held by the Western Academy of Beaux Arts, the community association every lot belongs to; its rules travel with the property, so we read them before a lease is written. Hunts Point is a 500-resident peninsula with no active NWMLS rental most months, which is why the rentals block on this page falls back to West Bellevue when the four towns have nothing listed.
Can RexMont sell my Gold Coast rental when I'm ready?
Yes. When you're ready to sell or 1031-exchange, the same team that holds your maintenance ledger, tenant history and condition documentation runs the listing, with the off-market channels Clyde Hill, Medina and Hunts Point sellers often prefer. PM-only companies refer you out to a broker at exit; we are the broker.
