Why Overlake Is the Default Search for Microsoft Buyers

Overlake sits on Redmond's western edge along SR 520 at the Bellevue city line, directly against Microsoft's main campus at One Microsoft Way (ZIP 98052). That is the whole pitch. Every other Redmond neighborhood asks you to drive, shuttle, or transfer to reach campus. Overlake lets you walk or bike from most streets, and since 2024 it has two light rail stations of its own. If your household has one or two Microsoft badges, this is where the commute math is simplest, and it is the neighborhood I start with when a relocating engineer tells me campus access is non-negotiable.

The trade-off is that Overlake is not a leafy, single-story suburb. It is a transit corridor in the middle of a rebuild. Along 152nd Avenue NE and NE 24th Street you will find new mid-rise apartments, the Esterra Park mixed-use district, and townhome infill. Push a few blocks north or west and you are back in 1960s and 1970s single-family streets with modest lots, mature trees, and homes that have either been fully remodeled or not touched since the original owner. Knowing which of those two products you are actually shopping for is the first decision.

What Kinds of Homes Are Actually for Sale in Overlake?

Three products, three very different buyers. First, the original single-family stock: ranches and split-levels from the 1960s and 1970s on lots that are small by Redmond standards. These sell to families who want a yard within walking distance of campus and are willing to remodel. Second, townhomes, most of them built in the last fifteen years as infill along the arterials. These are the low-maintenance choice for dual-income households who travel. Third, condos and newer attached homes clustered around Overlake Village, where the density is highest and the light rail is at your door.

Condition drives price more than square footage in this neighborhood. Two 1,800-square-foot homes a block apart can be separated by several hundred thousand dollars based on the kitchen, the roof, the windows, and whether the sewer line was ever scoped. On homes of this vintage I want a sewer scope, a roof inspection, and a look at the electrical panel before the inspection contingency expires, and I read the seller's Form 17 disclosure under RCW 64.06 line by line with the buyer before we tour, not after we are under contract.

How Close Is Overlake to Microsoft, Really?

Close enough that the question is usually which side of 148th Avenue NE you want to live on. The core campus is roughly bounded by 148th Avenue NE and 156th Avenue NE, with buildings on both sides of SR 520 and more spreading east. Most Overlake addresses are within a short bike ride of a campus entrance. Two pedestrian bridges cross SR 520 here: one at Overlake Village that connects the neighborhood to the SR 520 Trail, and a second at Redmond Technology Station that lands on the campus itself.

Light rail changed the neighborhood's value proposition in 2024. Sound Transit's 2 Line opened on April 27, 2024 with Overlake Village Station (2801 152nd Avenue NE) and Redmond Technology Station, the stop that sits at the campus itself and was formerly the Overlake Transit Center. On May 10, 2025 the line extended east to Marymoor Village and Downtown Redmond, per Sound Transit's announcement, which means an Overlake resident can reach downtown Redmond's restaurants and Marymoor Park without a car. Check the current 2 Line service map at soundtransit.org before you assume a specific travel time to Bellevue or Seattle, because service across Lake Washington has been phased in and schedules change.

Driving is the weak point. SR 520 is tolled across the lake, and the 148th and 156th interchanges back up at shift change. If your partner works in Seattle, price in the toll and the 520 bridge commute before you fall in love with a house on NE 28th Street.

Which Schools Serve Overlake Homes?

Overlake is in the Lake Washington School District (LWSD). The feeder chart on the district's attendance areas page shows Benjamin Rush Elementary (Rush) feeding Rose Hill Middle School, which feeds Lake Washington High School. Confirm it for the current school year and for the specific house with the School and Bus Finder on that same page, not the neighborhood name. Boundaries move: the district ran a full boundary review in 2022-23 that changed feeder assignments on this side of Redmond.

Two practical notes. Rose Hill Middle School is in Redmond near the Kirkland line, so the middle school commute is a drive or a bus, not a walk, for most Overlake families. And because Overlake straddles the Redmond and Bellevue city line, school district boundaries here do not always follow the city boundary. Some addresses near the line are served by the Bellevue School District. That single detail changes the buyer pool for a house, so we verify district assignment with both districts' address tools on every Overlake offer before it goes out.

What Is Being Built Around Overlake Village?

Overlake Village is the City of Redmond's designated urban center for this part of town, and it is where most of the new construction is landing. Esterra Park is the anchor: a roughly 28-acre mixed-use district with apartments, offices, hotel rooms, and a public park a short walk from the Overlake Village station, documented on the City of Redmond's Esterra Park page.

For a buyer, this cuts two ways. Density brings restaurants, groceries, and transit that the original neighborhood never had, and it supports resale demand from the next wave of Microsoft hires. It also brings construction traffic, taller buildings next to older streets, and a rental supply that competes with condos when you eventually sell. If you are buying a condo near the station, ask the listing broker for the resale certificate and reserve study early, and look hard at how many units in the building are investor-owned.

How to Win an Overlake Home Without Overpaying

Overlake is supply-constrained because it is built out and most owners stay put. When a clean, remodeled single-family home lists near campus, it draws multiple offers in most market conditions, while dated homes and older condos can sit. That split is your opportunity: the competition is concentrated on the top ten percent of listings, and there is far less of it on homes that need cosmetic work.

My approach for Microsoft buyers is straightforward. Get a full underwritten pre-approval from a lender who understands RSU and bonus income, because a Redmond listing agent will call your lender before presenting your offer. Decide your inspection posture in advance: a pre-inspection before offering on an old-stock home is common in Redmond and is the cleanest way to compete without waiving protection. And write the escalation clause with a real ceiling tied to comparable sales, not to what you can qualify for.

One more piece of Washington-specific homework. State law, RCW 18.86, has required a written brokerage services agreement between a buyer and their broker's firm since January 1, 2024, signed before, or as soon as reasonably practical after, the broker starts providing services. The national NAR practice changes of August 17, 2024 go further and require a written agreement before touring. Either way, the agreement spells out what the broker does and how the broker is paid. It is a consumer protection, and it is also the moment to interview the broker. A Redmond buyer's agent who cannot walk you through Overlake's feeder pattern, the 520 toll math, and the difference between a Grass Lawn ranch and an Overlake Village condo is not the right fit for this search.

Neighborhoods to Compare Before You Commit to Overlake

Not every Microsoft household should buy in Overlake. If you want a larger lot and a quieter street and can accept a ten-minute bike ride instead of a five-minute walk, look at Grass Lawn immediately to the north. If the Lake Sammamish side appeals, Idylwood trades campus adjacency for water access. Families who rank schools above commute often end up in Education Hill, which feeds Redmond High School and sits on the 2 Line's downtown Redmond end.
