What does a home cost in Education Hill versus Overlake in October 2026?
For a Microsoft commute in 2026, Education Hill offers 1970s to 1990s single-family homes on the hill north of downtown Redmond, about ten minutes by car from campus, while Overlake offers condos and townhomes with the 2 Line's Overlake Village station at the door. Redmond's September closed median was $1,184,000 in 42 days, per NWMLS.
That $1,184,000 is the single-family median for NWMLS Area 550 (Redmond) across 49 September sales, from the King County Area Statistics report. Condos in the same area closed at a $750,000 median across 13 sales, at an average of 49 days.
The two neighborhoods sit on either side of those numbers. Education Hill is overwhelmingly detached houses, so the single-family median is its yardstick. Overlake's ownership stock is mostly condos and townhomes, so the condo median, and the townhome prices between the two, are the yardsticks there.
Redmond's single-family median is down from $1,350,000 in September 2025, per the same report. For a buyer that is the opening: more room to negotiate on Education Hill than at any point last year. Start on the Redmond neighborhood guide for the full map of where each area sits.
How long is the commute to Microsoft from each neighborhood?
From Education Hill, the drive to Microsoft's main Redmond campus typically takes about ten to fifteen minutes outside the peak, in my experience with buyers commuting there; from Overlake, the 2 Line reaches Redmond Technology Station, at the campus, one stop from Overlake Village. Both commutes are short; the difference is car versus train.
The commute matters more this year. Microsoft asked Puget Sound employees who live within 50 miles of an office to work onsite three days a week by the end of February 2026, per its September 2025 announcement. Three trips a week is enough to make the commute part of the purchase decision.
Education Hill's advantage is the car trip and the flexibility: you are on the local arterials to the campus without touching SR 520's worst stretch. Its rail option is the Downtown Redmond station at the foot of the hill, two stops from Redmond Technology on the 2 Line.
Overlake's advantage is walking to the train. Overlake Village station sits on 152nd Ave NE beside SR 520, and trains run about every 8 minutes at peak, per Sound Transit. A buyer there can go car-light, or car-free on office days.
What kind of housing does each Redmond neighborhood actually have?
Education Hill has mostly detached single-family homes built from the 1970s through the 1990s on established lots, with ramblers, split-levels and two-story colonials, while Overlake has mostly newer mid-rise condos, apartments and townhomes built around the light rail stations, with few detached houses near the core. The choice is a yard versus a lock-and-leave home.
On Education Hill, the trade is age for space. Many houses there are ready for a kitchen, a roof or windows; the payoff is a lot with trees, a garage and room for a home office. Buyers who plan to stay ten years usually lean this way.
In Overlake, the trade is space for convenience. Newer buildings, elevators, parking in the structure and the station within a few blocks. Buyers here read the HOA budget and reserve study as closely as the floor plan, because monthly dues are part of the payment.
Townhomes are the middle ground in both places: a ground-floor entry and no shared walls above or below, without the yard work of a house. They are the most competitive listings I see in Redmond whenever one prices sensibly.
How does the 2 Line change Overlake's resale picture?
The 2 Line changed Overlake's resale picture on March 28, 2026, when Sound Transit opened the Crosslake Connection across Lake Washington, linking Redmond to Mercer Island, Judkins Park and downtown Seattle by rail, per Sound Transit. A condo near Overlake Village now sells to Seattle-side commuters as well as Eastside ones.
Before the crossing opened, the line was an Eastside shuttle. Now the 2 Line runs between Lynnwood and Redmond through downtown Seattle, so an Overlake home serves a couple where one works on the Microsoft campus and the other works in Seattle. That widens the resale buyer pool.
What it does not change: the condo market's softness. King County's condo median fell to $496,000 in September 2026, down from $527,500 a year earlier, per the NWMLS county recap. Station access helps an Overlake condo hold its value against the rest of the county, but it is not a guarantee of appreciation.
For the month-by-month picture of Redmond prices and supply, the Redmond housing market report carries the latest numbers.
Which neighborhood fits a buyer arriving for a Redmond job this fall?
A buyer arriving for a Redmond job this fall fits Education Hill if they want a detached house, a yard and room to grow and are comfortable driving three days a week, and fits Overlake if they want a newer, lower-maintenance home, a train at the door and a lower purchase price. Most of my relocating Redmond buyers decide on housing type first.
Choose Education Hill when: you need three or more bedrooms and a garage, you plan to stay long enough to absorb an update, and the yard is part of the reason you are buying rather than renting.
Choose Overlake when: you want to be in your home within weeks and not renovate, you would rather spend weekends anywhere but on a ladder, one of you commutes to Seattle, or the condo price lets you keep cash in reserve after a move.
Either way, buy the house, not the commute alone. Both neighborhoods put you minutes from campus; the house is what you live in the other four days.
What should a Redmond buyer tour first this month?
A Redmond buyer should tour one Education Hill house and one Overlake condo or townhome on the same afternoon this month, then drive and ride the actual commute from each at the hour they would leave for work. With Redmond homes averaging 42 days on market in September 2026, per NWMLS, there is time to compare before writing.
Supply is on the buyer's side: 189 single-family homes were active in Redmond at the end of September against 49 sales that month, up from 150 active a year earlier, per the NWMLS area report. Use it: ask for the inspection period you need and a seller credit where the inspection supports one.
On the Overlake side, request the HOA's budget, reserve study and minutes before you write. On the Education Hill side, ask for the roof age, the sewer scope and the permit history for any finished basement or addition.
Then call me. As your Redmond buyer's agent, I will line up both tours, the commute test and the numbers for each home, so the choice comes down to how you want to live.
