Every Friday at 7 AM I send a short list, by city: homes in First Look (listed with the NWMLS but not yet on the portals), price reductions from the last seven days, and homes that have sat past 30 days, where the room to negotiate is. Owners get the week's sales above their city's median and a one-line read on timing. Investors get the rural Washington homes where short-term rentals are permitted, with the rule check.
