We've worked a foreclosure cycle before
During the 2008-2013 foreclosure wave, I completed more than 300 broker price opinions as a panel vendor for Integrated Asset Services (IAS), the Denver-based default-mortgage services firm that provided collateral valuation, reconciliation, and full-cycle REO disposition to lenders nationwide and published the IAS360 Home Price Index. My assignments covered Salt Lake County, Utah — exterior and interior valuations on delinquent, pre-foreclosure, and bank-owned properties, priced month after month while values fell.
That work teaches what ordinary brokerage never can: how to defend a value to an asset manager who audits every comparable, how to price a property that has to sell into a declining market, and what actually happens between a notice of default and a trustee sale. It also teaches the vendor's obligations — accept fast, inspect on schedule, document thoroughly, and deliver on the servicer's clock, every time.
