What Are Kirkland's Best Neighborhoods for 2026?
Kirkland's strongest neighborhoods for 2026 are Moss Bay and Downtown Kirkland for walkability and waterfront access, Houghton and Rose Hill for established single-family streets close to I-405, and Juanita, Finn Hill, and Totem Lake for more land and new construction at a relative discount. Each has a different buyer profile, and I walk clients through all of them before we write an offer.
Moss Bay and Downtown Kirkland. This is the core — Lake Washington waterfront, Marina Park, the Kirkland Performance Center, and a dense walk-to-everything grid. In my closings here this year, buyers are almost always trading square footage for location. Condos and townhomes dominate the inventory, with single-family lots selling at a premium when they come up.
Houghton. East of downtown and close to the I-405/NE 70th interchange, Houghton is mid-century single-family homes on larger lots, many within walking distance of Carillon Point. It's a quieter, more residential feel than Moss Bay with an easier freeway on-ramp.
Rose Hill. Rose Hill sits along the I-405 corridor and has seen steady new construction and remodels over the past several years. I see a lot of Microsoft and tech-sector buyers here specifically for the freeway access — it's one of the fastest on-ramps to Redmond from anywhere in Kirkland.
Juanita. Juanita Beach Park anchors this neighborhood, and the housing stock runs from older ramblers to newer builds on the hillside above the lake. It's a value play relative to Moss Bay, with more land per dollar and a short drive to downtown Kirkland.
Finn Hill. The most residential, tree-covered part of Kirkland, bordering Juanita Bay. Lots are larger, the pace is quieter, and I typically see buyers here prioritizing space and privacy over walkability.
Totem Lake. Kirkland's fastest-changing neighborhood. The redeveloped Totem Lake area now has retail, dining, and new multifamily and townhome construction, with easier access to I-405 and SR-522. It's the entry point for buyers who want new construction without downtown pricing.
How Much Does It Cost to Live in Kirkland in 2026?
Kirkland prices vary sharply by neighborhood: Moss Bay and Downtown Kirkland command the highest premiums for waterfront and walkability, while Juanita, Finn Hill, and Totem Lake typically run lower for comparable square footage. In my closings across Kirkland this year, downtown and waterfront-adjacent listings consistently draw the most competition and the fastest offers.

Kirkland's two commute corridors are SR-520 to Seattle and the Eastside, and I-405 to Bellevue, Redmond, and points south. In my experience driving and advising clients across both, SR-520 commutes into Seattle run fastest outside the morning and evening peaks, and I-405 traffic to Redmond backs up predictably during Microsoft's shift hours.
To Seattle via SR-520: Moss Bay, Houghton, and Downtown Kirkland sit closest to the 520 on-ramp. I typically tell clients to expect a meaningfully longer drive during peak commute hours than midday.
To Redmond via I-405/SR-520: Rose Hill and Houghton have the shortest run to Microsoft's Redmond campus. Juanita and Finn Hill add drive time but trade it for larger lots.

Buyers commuting daily to Redmond lean toward Rose Hill or Houghton.
