What Is the Median Sale Price in Bellevue Right Now?
Bellevue's citywide median moves with the mix of what closes each month, so a single number for the whole city tells you less than the West-East split. I pull current NWMLS comps for every listing and buyer consult, because the number that matters is what's closing on your specific street this month, not a citywide average from six weeks ago.
How Does West Bellevue Pricing Compare to East Bellevue?
West Bellevue — Downtown, Meydenbauer Bay, Enatai, and the corridor closest to Lake Washington — typically prices well above East Bellevue neighborhoods like Lake Hills, Woodridge, Eastgate, and Somerset. In my closings this year, West Bellevue listings have cleared East Bellevue comparables by a wide margin on a per-square-foot basis, mostly because of lot premiums and water proximity, not finish quality alone.
East Bellevue still delivers strong appreciation and often moves faster at its price points. What I see every fall on the Eastside is East Bellevue buyers getting more house and more land for the same budget that buys a smaller West Bellevue lot.
Why Is West Bellevue More Expensive Than East Bellevue?
Three factors drive the gap: proximity to Lake Washington and Meydenbauer Bay, shorter commute access to Downtown Bellevue and I-90/I-405, and an older, larger-lot housing stock that's harder to replace under current zoning. None of this is a ranking or a rule — it's what consistently shows up in the comps I pull for sellers on both sides of I-405.
Is October 2026 a Good Time to Sell in Bellevue?
October brings fewer buyers than spring and summer, but the buyers who are out are serious and often relocating ahead of year-end. In my Bellevue listings this fall, well-priced homes in both West and East Bellevue have still drawn multiple showings in the first two weeks.
If you're selling before year-end, price accuracy matters more now than it did in June, because there's less foot traffic to correct an overpriced listing.
Should You Price Differently on the West Side vs. the East Side?
Yes. A West Bellevue listing needs pricing anchored to lake-proximity and lot-size comps, not citywide averages. An East Bellevue listing needs pricing anchored to recently closed comparables in Lake Hills or Eastgate specifically, since those submarkets move on their own timeline. Pulling the wrong comp set is the single most common pricing mistake I see on both sides of the freeway.
