Where Does $950K Buy More, Ballard or West Seattle?

In my closings this year, $950K in Ballard lands buyers in a townhome or a smaller single-family home on a tight lot, often within walking distance of Market Street. The same budget in West Seattle more often buys a full single-family home with a yard, sometimes with territorial or partial water views.

West Seattle wins on space; Ballard wins on density and walkable amenities.

What Does $950K Get You in Ballard in 2026?

At this price point, Ballard buyers are usually choosing between a new-construction townhome near the Ballard Avenue corridor or an older single-family home that needs some updating. Lot sizes run small compared to West Seattle. What you're paying for is proximity: breweries, restaurants, and the Ballard Locks are a short walk or bike ride away for most of this inventory.

In my experience, the blocks near Market Street and 24th Avenue NW are the most walkable and bikeable part of Ballard, and that's where I see the fastest offers come together. Buyers who want to leave the car in the garage most weekends gravitate here.

What Does $950K Get You in West Seattle in 2026?

West Seattle stretches further. The same $950K more often buys a detached single-family home with three bedrooms, a garage, and a yard, something that's harder to find in Ballard at this price. Neighborhoods like Admiral and North Delridge give buyers larger lots and, in some cases, view potential toward the Puget Sound or downtown skyline.

What I see in my West Seattle closings is a buyer who wants a house that feels like a house: more storage, more outdoor space, room to add a home office or a workshop. The tradeoff is a longer commute and fewer frequent transit options outside the blocks near the West Seattle Junction.

How Do Commute and Transit Compare Between Ballard and West Seattle?

Ballard sits closer to downtown Seattle and has more frequent bus service along 15th Avenue NW and Market Street. West Seattle commuters typically rely on the West Seattle Bridge or water taxi service, and that bridge has had closures and repair work in recent years that buyers should ask about directly.

If daily commute time matters more than square footage, Ballard generally has the edge.

Which Neighborhood Fits a Buyer Ready to Move in 2026?

Choose Ballard if walkability, nightlife, and a shorter commute matter more than square footage. Choose West Seattle if you want a detached home with a yard and you're comfortable with a longer drive or water taxi commute. Both markets move fast on well-priced listings in this price band, so a pre-approval in hand before you tour matters more than ever.

One thing I always tell buyers comparing these two areas: don't rely on an automated online estimate to compare value across neighborhoods. Those tools don't account for lot condition, recent permit work, or how a specific block is trading right now. Pull comparable closed sales for the exact street before you write an offer.

Seattle Public Schools serves both Ballard and West Seattle, but specific school assignment depends on the address and can change. Confirm the assigned elementary, middle, and high school directly with Seattle Public Schools before you write an offer tied to a particular school.

Frequently asked questions

Is Ballard or West Seattle more walkable?
In my experience, Ballard is more walkable in the core near Market Street, with dense retail, restaurants, and the Ballard Locks within walking distance for most listings. West Seattle's walkable pocket is smaller and centers on the West Seattle Junction.
Does $950K buy a house with a yard in Ballard?
Sometimes, but lots run smaller and older single-family homes at this price often need updating. Many $950K Ballard listings are townhomes rather than detached homes with private yards.
What's the commute like from West Seattle compared to Ballard?
West Seattle commuters typically use the West Seattle Bridge or water taxi, while Ballard sits closer to downtown with more frequent bus service. Confirm current bridge and water taxi schedules before assuming a specific commute time.
Which neighborhood has better resale value, Ballard or West Seattle?
Both have held value well in my experience closing deals in each area over multiple market cycles. Resale strength depends more on the specific block, lot, and condition than on which neighborhood you choose.
Should I check school assignment before buying in either neighborhood?
Yes. Seattle Public Schools serves both areas, but assignment is address-specific and can change year to year. Confirm directly with the district before making an offer contingent on a particular school.
