A handful of Kirkland- and Bellevue-based firms manage 1,000+ homes each on the Eastside, publish real pricing (roughly 8.9%–10% for single-family with minimums, 50%–60% placement), and back it with written guarantees such as tenant replacement and eviction-fee coverage. If your property is on the Eastside and you weigh guarantees heavily, put two of these firms and RexMont through the same interview.

Family-owned Eastside and Northend operators
Family-owned firms operating since the 1980s and 1990s cover the widest per-city Eastside and north King County footprints, and some offer useful owner tools such as rent-vs-sell and vacancy-loss calculators. Publishing habits vary — some show no pricing, team bios, or review counts on their sites — so ask for the full fee schedule in writing before comparing.

Software-driven managers charge a flat monthly fee (typically $129–$250) plus a flat tenant-placement fee (around $1,500), sometimes with a satisfaction guarantee. Excellent economics for straightforward, newer properties with owners who are comfortable with a leaner, software-first service model and less in-person touch.

A few Eastside shops have managed rentals continuously since the early 1980s — a longer local record than almost anyone. These are traditional, relationship-driven operations that suit owners who want a manager they will know by name for a decade, and who care less about portals and dashboards.

Property management arms of large brokerage networks
Several large brokerage networks run property management divisions with strong tenant-placement operations and broad name recognition among tenants. A good fit for owners who want a nationally recognized brand on the sign; compare their fee schedule line by line, because brand pricing is not always published pricing.
#8 — Best for a single property in one part of town
Neighborhood boutiques
Small, neighborhood-dense firms — north Seattle from Green Lake to Lake City, the Bothell–Kenmore–Kirkland corridor — win on proximity: they can walk your property this week and price it against rentals three blocks away. Their edge is density; their limit is reach, so they fit owners with one or two properties in one area.

Multi-market national firms
Large West Coast and national managers rank broadly across nearly every Puget Sound city query and suit owners with properties in multiple metros who want one vendor everywhere. Local boutiques will typically out-touch them on any single property, so weigh convenience against responsiveness.
