Market context

The forces behind the Eastside premium.

The Eastside commands a persistent premium over Seattle's westside for a consistent set of reasons: Bellevue School District, Lake Washington School District, and Issaquah School District are three of Washington's top-performing public school systems, and buyer demand for homes in their catchment zones is structural, not cyclical.

Microsoft in Redmond is the Eastside's largest single employer and a major driver of demand in the $900K–$2M tier — the bracket where Microsoft engineers and program managers buy their first or second home. Google's growing Kirkland campus, Amazon's Bellevue expansion, Costco's Issaquah headquarters, and dozens of mid-size tech employers reinforce this demand across multiple cities.

Land supply is the third factor. The Eastside is bounded by Lake Washington to the west, the Cascade foothills to the east, and decades of low-density zoning that makes new housing production slow. Redmond and Sammamish have seen new construction, but it fills quickly. Mercer Island has essentially no room left to build, and Woodinville's acreage parcels rarely subdivide.

Within the Eastside, Bellevue, Mercer Island, and Woodinville's Hollywood Hill command the highest prices. Kirkland and Redmond offer strong value for the same school access at more moderate entry points. Sammamish and Issaquah attract buyers who prioritize newer construction and suburban space over proximity to the urban core. Bothell and Kenmore are the Eastside's value plays — good schools, strong commute access, and prices 20–30% below Bellevue proper.

Buying on the Eastside

Eastside buyers face consistent competition for school-district-zoned homes in the $800K–$1.8M range. The winning formula is the same across all Eastside cities: pre-approval from a strong lender, a clear understanding of which school catchment zones match your priorities, and a buyer agent who knows how sellers and listing agents operate locally. RexMont has closed 1,200+ Eastside transactions.

Selling on the Eastside

Eastside sellers succeed when they price accurately for their specific school district zone, neighborhood, and condition tier. Overpricing relative to BSD or LWSD comps costs days on market; underpricing generates buzz but not necessarily the outcome. RexMont's listing team prices, prepares, and launches Eastside homes to compete at the top of their market.

FAQ

Questions buyers and sellers ask first.

What cities make up the Eastside real estate market?

The Eastside broadly refers to communities east of Lake Washington: Bellevue, Kirkland, Redmond, Mercer Island, Sammamish, Issaquah, Woodinville, Bothell, Medina, Clyde Hill, Yarrow Point, and Kenmore. Each has its own pricing dynamics and buyer profile — this page tracks the eight largest with dedicated monthly city reports.

How current is the market data on this page?

Median listing price, price per square foot, and days-on-market figures on this page and each city report refresh monthly from regional market data, then get reviewed by RexMont's brokerage team. The current figures reflect the August 2026 refresh.

How does the Eastside compare to Seattle in price?

The Eastside typically commands a 10–25% premium over comparable Seattle neighborhoods, driven by top-ranked school districts (Bellevue, Lake Washington, Issaquah), proximity to Microsoft and tech employers, newer housing stock, and lower density. The gap narrows in luxury and waterfront tiers where Seattle's Madison Park and Laurelhurst compete directly.

Which Eastside city offers the best value for families?

Kirkland, Redmond, and Bothell offer strong family value — good school access, newer construction, and more moderate pricing than Bellevue proper. Sammamish and Issaquah attract families who prioritize newer planned neighborhoods and top-tier elementary schools at prices below West Bellevue.

Are Eastside homes still appreciating?

Long-term, yes. The Eastside's fundamentals — tech employment, restricted land supply, top school districts — sustain demand. Short-term, appreciation rates vary by city, price band, and interest rate environment. Neighborhoods closest to major employer campuses tend to be most resilient.

Does RexMont cover all Eastside cities?

Yes. RexMont represents buyers and sellers across the full Eastside — Bellevue, Kirkland, Redmond, Mercer Island, Sammamish, Issaquah, Woodinville, Bothell, Medina, Clyde Hill, and Kenmore. Our team has local expertise in each market, not just a general Eastside overview.

The Eastside rewards local expertise.

In a market where school district zones, employer proximity, and neighborhood micro-dynamics drive outcomes, the difference between a well-advised client and an uninformed one can be hundreds of thousands of dollars. RexMont brings 1,241 Google 5-star reviews and $1B+ in Eastside production.
