The Eastside commands a persistent premium over Seattle's westside for a consistent set of reasons: Bellevue School District, Lake Washington School District, and Issaquah School District are three of Washington's top-performing public school systems, and buyer demand for homes in their catchment zones is structural, not cyclical.
Microsoft in Redmond is the Eastside's largest single employer and a major driver of demand in the $900K–$2M tier — the bracket where Microsoft engineers and program managers buy their first or second home. Google's growing Kirkland campus, Amazon's Bellevue expansion, Costco's Issaquah headquarters, and dozens of mid-size tech employers reinforce this demand across multiple cities.
