Sell my house — Wilburton Bellevue
Sell your Wilburton home in the neighborhood Bellevue is rezoning around: mid-century hillside house or condo by the station.
Wilburton sits directly east of downtown across I-405, between NE 12th Street, 124th Avenue NE and the Lake Hills Connector, with about 4,500 residents in roughly 2,000 homes. The residential streets are 1960s-and-1970s mid-century houses, many with downtown or Lake Washington views, alongside condos such as Hidden Creek and new construction from the last five years. The Wilburton light-rail station opened in 2024, and the city has just rezoned about 300 acres around it. That changes what your home is worth and to whom.

Methodology & data sources
Market statistics on this page — median listing price, price per square foot, and days on market — are computed from active residential listings in Bellevue, WA, sourced from RentCast, a licensed real-estate data provider aggregating MLS records and county public records. Figures refresh the first week of every month (current data: September 2026) and are reviewed by RexMont Real Estate's brokerage team (WA firm license #21220). Individual property listings shown on this page come from the live NWMLS feed. Historical figures are not restated after publication.
Journalists: monthly figures for 47 Puget Sound cities are available on a citable, dated page for each market. For custom cuts, methodology questions, or to receive the monthly refresh, contact adriano@rexmont.com. Please attribute "RexMont Real Estate market report" with a link to this page.
Market context
Wilburton is the one Bellevue neighborhood where the zoning map changed this year. Sellers should know what it says.
Wilburton was annexed in 1967 and still reads as two places. West of 116th Avenue NE, along Bel-Red Road and the old auto row, is the roughly 300-acre Wilburton Vision area the city rezoned in 2025 into four mixed-use districts, with planning capacity for 14,800 homes and 35,500 jobs, anchored by the Wilburton light-rail station at 800 118th Avenue NE, the Eastrail pedestrian bridge over NE 8th Street, and the Grand Connection crossing over I-405 to City Hall Plaza, funded in May 2026 for a 2030 opening. East and uphill of that, the residential streets: 1960s-and-1970s single-family homes, some with Lake Washington, downtown or Seattle views, and condo communities like Hidden Creek. Wilburton Hill Park's 105 acres, the 53-acre Bellevue Botanical Garden and Kelsey Creek Park's 150 acres sit inside the neighborhood.
Pricing follows that split. A hillside mid-century home is priced against recent detached sales on the same slope, adjusted for view and for how many rebuilds have landed on the block. A condo is priced against its own complex and its neighbors near the station. Homes near the rezoned district carry a second question, whether the land has development value under the new code, and a buyer who has read the Wilburton Vision plan will ask it. RexMont reads the zoning for your parcel, prices the home as a home and as a site where that applies, and markets to the buyer the answer points to.
Schools changed here in 2023. Wilburton Elementary closed in June 2023 and its students were reassigned to Clyde Hill and Enatai elementaries, both feeding Chinook Middle and Bellevue High; streets south of the Lake Hills Connector fall to Woodridge Elementary. Because the boundary now runs through the neighborhood, RexMont confirms your address in the district's school locator and puts the assignment in the listing copy rather than letting a buyer's agent discover it. Freeway adjacency is the other disclosure: I-405 and SR 520 border the neighborhood, and homes closest to them are priced against comparable freeway-side sales.
The commute story writes itself: about five minutes to downtown Bellevue by car, the Wilburton station on the 2 Line with cross-lake service to Seattle since March 2026, and the Eastrail for bikes. RexMont's Wilburton listings lead with the view where there is one, the parks and gardens, and the station, then state the zoning context and the school assignment in plain words. FAQ
Questions buyers and sellers ask first.
Who buys homes in Wilburton?
Households who want to be one light-rail stop and one freeway crossing from downtown Bellevue without paying West Bellevue prices, and who value Wilburton Hill Park, the Botanical Garden and Kelsey Creek Park at the door. Hillside homes with downtown or lake views draw move-up buyers and rebuilders; the condo communities draw first-time buyers and downsizers who want the station within walking distance. Parcels near the rezoned Wilburton Vision district also draw investors and developers reading the new code. RexMont targets each listing to the pool that fits it.
How does the Wilburton Vision rezoning affect my home's value?
It depends on where your parcel sits. The 2025 code amendments created four mixed-use districts across roughly 300 acres west of 116th Avenue NE around the station; parcels inside or at the edge of those districts may carry redevelopment value beyond their use as a house. Most residential streets uphill and east are outside the rezone and are priced as homes. RexMont checks your parcel against the adopted zoning map before pricing and, where redevelopment value exists, markets to the buyers who pay for it.
Which schools serve Wilburton homes now?
Wilburton Elementary closed in June 2023. Its former attendance area was split between Clyde Hill Elementary and Enatai Elementary, both feeding Chinook Middle and Bellevue High; streets south of the Lake Hills Connector attend Woodridge Elementary. Because the line runs through the neighborhood, RexMont verifies your specific address in the Bellevue School District locator and states the assignment in the listing, since relocating families check it before booking a showing.
Do the freeway and the light rail help or hurt a Wilburton sale?
They are the reason most buyers look here. The Wilburton station opened in April 2024, the Eastrail bridge over NE 8th opened in June 2024, and the 2 Line has run to Seattle since March 2026; downtown Bellevue is about five minutes by car. Homes directly against I-405 or SR 520 carry road noise, and RexMont prices those against comparable freeway-side sales and presents them honestly. Uphill streets market the view first and the transit second.
Can RexMont help me sell my home in Wilburton?
