Sell my house — Vuecrest Bellevue

Sell your Vuecrest home: 204 houses, protected views, a 20-foot height cap and about seven sales a year.

Vuecrest is an 80-acre enclave of 204 single-family homes on the hill just west of downtown Bellevue, between Bellevue Way NE and 100th Avenue NE, next to Medina and Clyde Hill. Platted in 1946, it holds original daylight ramblers, renovated mid-century homes and new construction on lots averaging about 12,000 square feet, with views of Lake Washington, the Olympics and both skylines protected by covenants. Roughly seven homes sell here in a year. RexMont prices yours against those, and against the rules every buyer will have to build within.

Market context

In Vuecrest the covenants are the comps. What a buyer can build on your lot sets what they will pay for it.

Vuecrest is small enough to know house by house: 204 homes on about 80 acres, three entrances, interior streets like Evergreen Drive, Vineyard Crest, Belfair Road and Hilltop Road, all of it single-family detached with no townhomes, condos or split-lot infill. Downtown Bellevue is a ten-to-fifteen-minute walk or a three-to-five-minute drive; Bellevue Square, Downtown Park's 21 acres and Meydenbauer Bay Park are all walkable. The Bellevue Downtown light-rail station opened in April 2024 and has run to Seattle since March 2026, about 25 to 28 minutes to Westlake. Medina Elementary, Chinook Middle and Bellevue High are the standard assignment; some addresses fall to Clyde Hill Elementary, so RexMont confirms yours before publishing.

The rules are the story. The Vuecrest Community Association enforces 2005 covenants, a Building and Remodeling Guide, a Redevelopment Escrow Policy and a rental policy, and the neighborhood carries a 20-foot structure height limit with few exceptions, view covenants, and a prohibition on lot splitting. For a seller that cuts both ways: the west-facing view a buyer is paying for is protected, and the buyer's rebuild plan has to fit inside a low, wide envelope on a lot they cannot divide. RexMont reads the covenants against your specific lot before pricing, because the difference between a renovation buyer and a rebuild buyer here is set by what the guide allows.

Product ranges from 1940s-and-1950s daylight ramblers to fully renovated mid-century homes to new construction that replaced originals over the last two decades. With only about seven sales a year across all three, RexMont builds the Vuecrest comparable set over a full year and adjusts for view exposure, lot size within the 10,000-square-foot-to-half-acre range, and build era, rather than borrowing from Medina or Clyde Hill where the covenants differ. A rambler with a protected Olympic view is not priced like a rambler without one, and neither is priced like the rebuild next door.

The buyer pool is executives and founders from Bellevue's and Seattle's tech and finance sectors who want the view and the walk to downtown without the traffic of a downtown address. They read listings closely, they ask for the covenants, and they hire architects before they write offers. RexMont's Vuecrest launches deliver the covenant package, the view documentation and the walk times on day one, and price from the neighborhood's own closed sales. Run your number on the net-proceeds calculator below; at Vuecrest prices, Washington's top excise-tax tier applies.

FAQ

Questions buyers and sellers ask first.

Who buys homes in Vuecrest?

Buyers at the top of the Bellevue market who want a protected western view and a walk to Bellevue Square and Downtown Park, typically executives and founders from the region's tech and finance companies, plus buyers moving over from Medina and Clyde Hill who want to be closer to downtown. Some buy to renovate a mid-century original; others buy the lot to rebuild within the height and view covenants. RexMont identifies which buyer your specific home suits before the listing goes live.

How should I price a Vuecrest home?

Against Vuecrest's own closed sales over a full year, since the neighborhood trades only about seven homes annually across originals, renovated mid-century homes and new construction. Adjust for protected view exposure, lot size, build era and condition. Then check the price against what a rebuild buyer can achieve inside the 20-foot height limit on an unsplittable lot; that ceiling is what they will pay for the land. RexMont runs both analyses and recommends a list price the market will confirm, not an automated estimate that treats Vuecrest like the rest of 98004.

What do the Vuecrest covenants mean for a seller?

They protect the view you are selling and they limit what the buyer can build. The Vuecrest Community Association's 2005 covenants, Building and Remodeling Guide and Redevelopment Escrow Policy govern remodels and rebuilds; the neighborhood carries a 20-foot structure height cap with few exceptions and does not permit lot splits. RexMont provides the full covenant package with the disclosures, so architects and buyers can plan before they offer rather than renegotiate after.

How close is Vuecrest to downtown Bellevue and light rail?

Close enough to walk. Downtown Bellevue is ten to fifteen minutes on foot or three to five by car; Bellevue Square, Lincoln Square, Downtown Park and Meydenbauer Bay Park are all within walking distance. The Bellevue Downtown light-rail station opened in April 2024 with cross-lake service to Seattle since March 2026, roughly 25 to 28 minutes to Westlake. Redmond and Microsoft are fifteen to twenty minutes by car via SR 520. RexMont puts those figures in the first paragraph of every Vuecrest listing.

Can RexMont help me sell my home in Vuecrest?

Yes.
