Families regularly move to Mercer Island specifically for the schools and the relative safety and walkability of the island for kids.
The 2 Line light rail expansion through Mercer Island Station has meaningfully changed the commute calculus, giving residents a direct rail connection to both downtown Seattle and Bellevue without sitting in I-90 traffic. This has made Mercer Island condos and townhomes (concentrated near the Town Center) one of the more interesting transit-oriented entry points to the Eastside.
Inventory is limited relative to demand, particularly for homes inside the schools' catchment areas and for true waterfront properties. Multiple-offer situations are common in spring, and well-prepared listings can sell in days.
